Repair Estimate Manager:

Attain and manage an abundance of construction projects and repair bids for

housing assets and income properties located throughout the United States.

Control expenses, approve and authorize expenditures, review and approve project

change orders, conduct negotiations and ensure payment in a timely manner.

Ensure compliance with federal and state health and safety laws and regulations

(OSHA) recognition/mitigation of HAZMAT and company policies across the United

States.

Manage all resident maintenance, construction or repair services while recording

thoroughly detailed documentation and correspondence between all parties.

Coordinate and implement schedules for contractors and city building departments

to complete the repairs accurately and on schedule.

Supervise and oversee Lead Based Paint/Mold testing and remediation, complete

rebuild and renovations, complete demolition to reconstruction, while enforcing the

safety and habitability of all of the residents on our projects from initiation to

completion.

Maintain a responsive and open line of communication with our District Managers,

Clients and Property Managers throughout the United States. Continually

accommodating the operational requests and considerations of our clients, i.e.

Fannie Mae, Freddie Mac, B of A, Chase and other multiple property investors.

Consistently handling and resolving the vendor, resident and property challenges

and/or complaints with diplomacy and empathy.

Irvine Apartment Communities, Corporate Office. Irvine, CA 2001 - 2009

Project Manager:

Managed and guided multiple direct reports: training, supervision, goal setting,

annual reviews, PIP's and termination.

Managed and maintained solid vendor/contractor relationships.

Oversaw all bidding for projects and maintained budget costs. Controlled

expenses, maintained all contracts, authorized expenditures, reviewed project

change orders or additional bids, conducted negotiations, managed renewals and

payment.

Inspected workmanship for adherence to design specifications and quality

Managed the on-site resident construction/services, coordinated and implemented
