During my 16 years with the company, I was charged with increased responsibility to grow the $3 million in annual

sales company to one with more than $160 million. I served as:

Director of Estimating Services

• Implemented procedures to standardize (a) quantity survey format, (b) unit pricing, (c) subcontractor solicitations

and bid tabulations and (d) final bid clarifications.

The procedures led to projects ranging from $150,000 to more that $100 million. Twice my "hit" rate exceed the

company's capacity to manage the work procured.

Project Manager

• With the company's Cincinnati based JV partner, I was the PM for a new $121 million 25-story 1,060,000 sf

office building in the congested Back Bay of Boston. We completed the project in thirty-four (34) months from

ground breaking to 100% of the Class A tenant up fits before the advent of email and construction management

software. Aggressive scheduling, planning & management enabled us to turn a project with an underwater

budget into a profitable project.

Director of Construction Management Services

• Transformed the company from a hard bid contractor serving developers to a negotiated contract construction

manager for institutional clients that included Boston Edison, BU, Caritas Christi Health, Catholic Diocese of

Boston, DuPont Merck, Harvard, and MIT.

• Managed preconstruction, estimating services and cm operations with P/L accountability.

• Developed comprehensive conceptual budgets to assist owners with their overall project budgets that we

followed up with timely feedback at critical design milestones to reduce the need for cost cutting "value engineering"

to align the design with the owner's budget.

• Identified bid document ambiguities, design gaps and conflicts to provide subs better directions to secure their most

competitive proposals on bid day and help us arrive at the most competitive bid with pertinent project clarifications

while minimizing our bid risk.
