SPECIALIZED APPRAISAL/ASSESSOR EXPERIENCE
As a contract field technician living on the road in various states I worked as an
Appraiser/Assessor for Cole Layer Trumble I worked on the valuation of virtually
every type of commercial property in Providence RI. This work involved site
visits to new developments such as Eagle Square where we met with city planners
to discuss our procedures.
I then worked in the revaluation project of Bridgeport Ct where we held hearings
on all types of commercial properties. I was introduced to the CT process of
gathering rental data from owners and reconciling them to current market values.
Here, during the hearings, we were presented with valuation arguments from
property owners seeking to challenge our valuations.
In Springfield MA I helped develop the spreadsheets to help determine valuation of
the large apartment buildings throughout the downtown areas.
I worked closely with the commercial appraisers in the Pawtucket Assessor’s
Office and later with the Reading MA residential assessors where we measured
homes for verification of the six year cards.

I would hope to contribute my experience as a due diligence mortgage
purchase commercial review appraiser with the CIT Group financial
company to your review panel. In that capacity with CIT Group I
reviewed thousands of residential and commercial loan packages for
purchase and I worked with many requirements for purchase of
unusual homes: manufactured homes, condotels, rural homes, distant
vacation homes, and homes with auxiliary buildings. In addition we
saw homes with pier problems in Texas, hurricane damage in
Louisiana, and unlicensed apartments in CA
I worked contract in Dallas TX where I was trained in their repurchase
department to detect fraudulent appraisals and seek money from banks
for loans Fannie bought that were erroneously warranted as being
worth more money than they were on the origination appraisal.
