Regional Vice-President of Properties of America, Inc. Duties: Performed due diligence

on properties being considered for purchase by the home office. This would include

developing a strong knowledge of the legal, engineering, zoning and environmental

issues attached to each project which required me to work closely with governmental

personnel who oversaw each area of expertise. Plus, I negotiated options and/or

purchases of approved subject properties. Then, I gained all necessary governmental

approvals prior to the marketing of each project. Finally, I developed sales and marketing

strategies of each residential and recreational subdivision purchased by my office in the

lower Mid-Hudson region of New York State. This resulted in $7,000,000 in sales.

Regional President of Properties of America, Inc., Duties: Started and operated a new

land acquisition and marketing firm for all of western New York State with duties similar

to those of Regional Vice-President but with greater autonomy over fiscal decisions

regarding each project. Other duties included: hiring or contracting all personnel needed

for each project. Attending and presenting each project at all zoning, planning and town

board meeting where project was up for comment. Conferring with State and Federal

agencies to ensure the proposed project was in compliance with agency policies and

regulations. Reviewing and authorizing all contractor payments. Providing daily and

monthly reports to corporate headquarters outlining progress or problems with each

project in the territory.

a recreational land subdivision firm which acquired, marketed, and sold recreational land

in the Finger Lakes region of New York State. Also, acquired lease agreements for

Eastern Gas Exploration Inc. throughout western New York State.
