Maximizing profitability in industries where margins are razor thin

Career Highlights
Project Manager, K-Five Construction Corporation, Lemont, IL, 2012 -
Present
Provide project management and consulting services to municipalities
and Illinois Department of Transportation for their aging
infrastructure.
Project Manager, SNS Services, Inc., 1998 to Present. Overhauled
operations and updated multiple facilities across six states for
public and private organizations. Point person for property
acquisitions for new facilities, assessed existing facilities to
ensure all safety/OSHA compliance guidelines were met. Managed the
construction budget and up to 30 staff.
o Eliminated waste by enhancing existing equipment. While working at
Pittsburgh Recycling Plant, modified old conveyor system that was
losing product at a transfer point, resulting in extra manpower for
clean up at end of each shift. Altered the equipment to run more
efficiently. Eliminated product waste and workforce OT, saving $800K
annually.
o Renegotiated bids with contractors to save additional $400K+.
Contracted to oversee all bidding and negotiations for Horn Lake
Recycling Services' MS plant. Authored all bid documents, mandating
pre-bid meeting for all trades to answer questions. Analyzed quotes
and negotiated with two lowest bidders for each trade, saving an
additional 18%+.
o Saved $500K with tax credits. While processing permits for Draw
Enterprises' new $4M plant in MS, discovered possible city and county
tax credits. Restructured key components of contract, utilizing local
contractors and using facility as key trucking terminal in region.
Applied for tax credits and received abatement, saving $500K.
President, American Asphalt Company Inc., 2004 to 2010. Purchased and
revitalized all aspects of this commercial asphalt repair/resurfacing
firm. Oversaw all operations, business development, bids, permits,
accounting & finance, and marketing. Ensured OSHA/safety compliance
and Best-in-Class customer service. Held $18M P&L and staff of 65.
o Turned around unprofitable business. Purchased company, American
Asphalt that was operating in the red. Created a business plan,
restructured processes, and defined and established clear expectations
which improved efficiencies and re-energized staff. Turned $400K
deficit into a $200K profit in six months.
o Secured lucrative contract. American Asphalt had opportunity to bid on
$3M school project. Initiated value engineering on
specifications/scope of work, discovering additional 15% savings if
design was changed. Bid as specified and attached alternate cost
savings. Beat out competition and saved client additional $280K+.
Darien Park District. 130 acre park with a Sports Complex, Community
Center and Maintenance.
o Executive Director, 1993 to 2004. Managed district operations with
$10M budget & 100 employees. Oversaw first public/private venture
sports complex from concept through construction with $10.5M budget.
Utilized relationships with state legislators to secure $450K in
development grants and funds for land acquisition and park
development.
o Built first public/private JV Sportsplex. Challenged to build complex
without additional taxes for Darien. Brought public/private parties
together to discuss possible scenarios. Using knowledge of
park/government policies negotiated and bartered building, land and 10
year service contract. Constructed facility without costing city or
taxpayers a dime.
o Pivotal in building Skate Park for youth. Petitioned by local youth to
build a skate park in the Darien Park District. Presented case to Park
District Commissioners, gaining land approval. Initiated fund raising
program. Met with State Officials, raised awareness and received $450K
in grants. Led community volunteers to successful completion.
o Oversaw the parks department, recreation department and the revenue
facility Darien Sportsplex. Served as District's ADA and Safety
Coordinator. Supported special events, sports and recreational
activities.
