- After the sudden departure of the previous manager, I took over all

Property Management responsibilities of the Pines at Tuttle Crossing

Apartments, a 614 unit property consisting of three phases, including

134 new construction acceptance and 480 existing units which are 15 +

years old.

- Responsible for attracting residents by creatively advertising

vacancies, obtaining referrals from current residents, explaining

advantages of property location and services, showing units as

required, and making a "one-on-one" connection with future residents in

order to gain their confidence and trust.

- Accountable for meeting company financial objectives by collecting rent

on time, prompt processing of account receivables, negotiating vendor

discounts when available, forecasting budget requirements, forecasting

long term expenditures, analyzing budget variances monthly, and

initiating corrective actions where applicable.

- Responsible for enhancing our physical and economic occupancy.

- Responsible for maintaining property and resident relations by

investigating and resolving resident complaints quickly.

- Responsible for enforcement of the corporate rules of occupancy,

inspect vacant units and completing repairs promptly so unit down time

is minimized.

- Responsible for eradicating rent delinquencies for past and present

residents. Strong collection ability with a 97.5% on-time monthly rent

collection average.

- Charged with contracting with third-party Subcontractors and property

services such as lawn and garden maintenance, roofing, etc and

supervising repairs.

- Prepare reports by collecting, analyzing, and summarizing data and

trends.

- Accomplish corporate goals by accepting ownership of them and ensuring

each team member does as well.
