Key Accomplishments:
1Served as Project Manager for a $2,500,000 concrete restoration and painting project; a
4,000 sq. ft. deck replacement and installation of a new domestic water pump system.
2Instituted comprehensive process of vetting contractors hired by residents to do work in their
units requiring license, insurance, scope of work and, if applicable, architect drawings.
QUODOMAIN CONDOMINIUM ASSOCIATION III/BRITANNIA 2010 2011
Property Manager for 203 unit condominium located on Hollywood Beach. Annual budget
$1,200,000
Key Accomplishments:
3Bid projects including a major concrete and painting project; the removal of current and
installation of new roof; upgrading to impact resistant windows and doors; replacement of
railings to glass for entire building.
4Saved the Association over $100,000 by aggressive negotiations for the replacement of a
new trash chute; major repairs on the cooling towers; getting major discounts for the
installation and repair of common area HVAC systems.
5Helped the Association receive a credit from TECO for being incorrectly classified.
6Instrumental in hiring of new accountant and bookkeeper to repair the books and correct unit
owner accounts (previously a correct statement of accounts could not be pulled and
arrears and payments were incorrectly posted).

3Worked with the Chief Engineer to negotiate contracts for a total renovation of the lobby

THE PLAZA OF BAL HARBOUR 2007 2008
Property Manager for 302 unit luxury condominium in Bal Harbour. Annual budget:

Key Accomplishments
1Compiled a $6,000,000 special assessment for restoration, renovation and remodeling of the
interior and exterior of building. Worked directly with all trades, vendors and village for a
new life safety system, protection with both shutters and armor screen for entire building,
elevator replacement, painting, waterproofing and concrete restoration for building
exterior.
2Interior remodeling project included the design, procurement and installation of all carpeting,
wall coverings, lighting fixtures, tiles, doors, door hardware, signage and accents for
hallways. Saved the association over $250,000 in this project.
3Instituted a formal leasing and sales package for future renters and owners of units.
4Collected over $160,000 in arrears for past maintenance.
MYSTIC POINTE TOWER 300 CONDOMINIUM 2005 2007
Property Manager for 313 unit luxury condominium located in Aventura. Annual budget:
$1,700,000
Key Accomplishments:
1Arrived immediately after Hurricane Wilma and set up one of the social rooms as a base for
unit owners with electricity from a generator. Installed a 24 hour coffee station, organized
day long buffet with residents and provided support for residents wherever possible.
2Replaced 1,000 obsolete wall sconces with custom made ones. Implemented a special
assessment to cover the cost.
3Instituted annual census of residents to insure proper addresses for investors, snowbirds and
out of town residents, as well as updated emergency information.
SOUTH BAY CLUB CONDOMINIUM 2004 2005
Property Manager for 347 unit luxury condominium with six commercial spaces that spans two
city blocks in Miami Beach. Annual budget: $1,900,000
Key Accomplishments:
1Prepared and managed a $1,900,000 budget. Was appointed Project Manager for new and
incomplete projects from four special assessments totaling over $2,000,000.
2Construction and maintenance projects included new security system, repair of seawall, a
collection tank for pool filtration system, exterior painting of building (including concrete
restoration), hallway renovation, new electric fixtures, dropped ceilings, building of soffits,
painting, carpeting and tiling along with total renovation of recreation room, procurement
and design of new signs, installation of new parking lot security system and the
replacement of common area air conditioning.
3Implemented a team approach by procuring uniforms for different positions, starting an
employee of the month bonus program which ended a cycle of constant turnover of staff.
VENETIAN ISLE CONDOMINIUM 2002 2004
Property Manager, The Continental Group, for 90 unit condominium in Miami Beach.
Key Accomplishments:
1Negotiated new rates from vendors.
2Completed the last six months of a $1,700,000 concrete restoration project including
negotiating final punch list allowances and credits.
3Formulated an $850,000 renovation project to include the painting of the buildings, railings,
balconies and surrounding walls of the building, removal, replacement and waterproofing
of all hardscape areas, building of a new guardhouse, resurfacing, repairing and bringing
pool up to code, and complete overhaul of landscaping the entire property including
bringing common area lighting to code as well as a new installation of landscape lighting.
TERRACE TOWERS CO OP 2001 2002
Property Manager, The Continental Group for 147 unit condominium located in Miami Beach.

Key Accomplishments:
1Designed and implemented new indoor and outdoor parking system.
2Procured bids from numerous project managers, contractors and engineers for total
renovation and restoration project.
3Reduced operational costs for telephone, elevator, uniform, waste removal and other
services through negotiations with vendors.
