For the past five years, I have owned my own home improvement businesses, first
in Virginia Beach, and now, in Shenandoah County, VA. For each of those
businesses, I have built additions on houses, including garages and decks; and
done drywall, trim work, painting, door and window installation, and tile work, to
name a few. For instance, I built a 20 x 40 foot deck, built a garage connected to a
house, and remodeled numerous kitchens from the studs to the cabinets, counters,
sinks, etc. I also did work for the National Park Service to re tin the roof on one of
the buildings at the historical mansion, Belle Grove, in Winchester, Virginia.

Site Superintendent/Project Manager
In the position of Site Superintendent, I worked on a 10 plex condominium project.
I participated in all aspects of building from the pre planning stage to walk through
and settlement with homeowners. This included getting the job site ready for
construction, scheduling and supervising all the trades and coordinating their
participation in each phase of building. During construction, I solved any problems
that came up during building through troubleshooting. I used a checklist to review
and sign off on all phases of building including any changes on plans,
subcontractor bills and any other paperwork that needed to be done in order to get
the job done. I met weekly with the President of Construction, keeping him
informed at what stage homes were at, and what needed to be done so that
homes could go to settlement on time. I also met weekly with other
superintendents.

My duties as a Project Manager included making sure the work on each site was
running smoothly and on schedule by: working with site superintendents to make
sure they scheduled the trades and coordinated each phase of building; answering
any questions that site superintendents had about a job; mediating any problems
between site superintendents and subcontractors, and working with them to rectify
the problems; and informing both site superintendents and subcontractors of any
changes in building plans.
From September 2004 until March 2006, I oversaw three different sites of 3, 4,
and 5 plex condominiums. One site was the one I had started when I first came to
work at Franciscus; one site was in the first phases of construction; and the third
site was a new one that was just breaking ground.
From March 2006 until I was laid off in December 2007, I returned to the position
of Site Superintendent because Franciscus was felt I was more valuable in that
position, since it was beginning the 10 plex condominium project.

I took a home from inception all the way to finish, beginning when the job site was
still a grass field.
This process included getting bids, purchasing and ordering a variety of materials
that were used in the construction of the home, including cabinets and counter
tops, hardware, flooring, windows, doors, lumber, lighting or plumbing fixtures, etc.,
and any other materials that were needed to complete the job.
I met with potential contractors and explained job details to them, including what
the work would entail and what their responsibilities would be, among other things.
When it came time to select a contractor, I gave recommendations to my
supervisor on who would be the best candidate for the job.
I scheduled trades (plumbers, drywall people, carpenters, electricians, HVAC, etc.)
and supervised their work.
I did a walk through of the home with county inspectors, and answered any
questions they had, so that we could get necessary building permits.
When the trades completed their work, I checked blueprints to ensure that
everything was installed correctly, and also looked over option sheets to make
sure that homeowners’ requests had been completed.
Before settlement, I did a walk through with homeowners and prepared a punch
list of anything they felt needed to be corrected. I had seven days in which to
complete this list. If for whatever reason, not everything was completed to the
satisfaction of homeowners before settlement, once that took place, I did another
walk through. If there was anything left on the list, I had 30 days to comply with
homeowners’ requests to their satisfaction.
I met weekly with the production manager, keeping him informed at what stage
homes were at, and I also met weekly with both the production and the project
manager to discuss what needed to be done so that homes could come to
settlement on time.

I did much the same work as I did at Miller & Smith. I took homes from drywall
through second paint coat to settlement. I also coordinated with the front end
superintendent to make sure homes were constructed properly. I scheduled
trades and supervised their work. I ordered any materials that were needed for the
home’s construction. I did walk throughs with county inspectors, answering any
questions they had. When the trades had completed their work, I checked
blueprints to ensure that everything had been installed correctly. Before
settlement, I did walk throughs with homeowners. I also met with the production
manager, keeping him informed on the progress of the home, and with the
production and project managers to discuss what needed to be done to bring
homes to settlement in a timely manner.

My day to day duties included, but were not limited to, performing a quality
assurance walk through three days prior to the pre settlement walk that the
superintendent did with prospective homeowners. During the quality assurance
walk through, I determined if the home was ready to be released. Two days
before settlement, I re walked the home in order to make sure all items from the
quality assessment list and the pre settlement list were completed.
In addition, I also helped the Warranty Manager troubleshoot any issues that came
up, in case he had scheduling conflicts. This included meeting with unhappy
homeowners and resolving any problems they had, meeting with county officials
on such issues as grading or structure, or any other emergencies that arose during
the day to day process, such as leaks or sewer backups.
Ninety days after homeowners took possession, I walked the home with them once
more. During that walk, I made a list of all items that were covered under
warranty, set up times and dates for another walk to be done with the homeowner,
and then contacted and coordinated schedules with warranty technicians and
subcontractors. When the work was scheduled, I made sure that all work was
completed on time and in an efficient manner, and had the homeowner sign off on
the warranty list.

I worked with homeowners from their first walk through before settlement, 90 days
after settlement and 11 months after they had moved into the residence.
During that time, I would personally fix any problems that homeowners pointed out,
or if necessary, I would call the appropriate subcontractor to fix the problem
to the homeowners’ satisfaction. Subcontractors included various tradesmen,
such as plumbers, electricians, heating and air conditioning companies, and
security system personnel. I also was responsible for overseeing their work, so
they could complete the needed repairs in a timely fashion.
Since I worked with homeowners for over a year after they moved into a home, I
was also responsible for making sure that any work done to the home after
settlement fell under the warranty contract. As such, before making any repairs or
subcontracting out repairs, I would check records for the home to see if such
repairs were still covered under the warranty period.

I compiled the work orders for, and scheduled the appropriate tradesmen, such as
plumbers, electricians, heating and air conditioning companies, and security
system personnel, so they could complete needed work in a timely fashion. I also
made sure that the tradesmen knew about any changes in work orders, and I
ordered materials for them to complete their work.
I walked the home with the county inspector for final inspection and also the Rupp
inspection, so that a home could go to settlement. Once homeowners had
taken possession, I served as a customer service representative, scheduling the
appropriate tradesmen to take care of problems to the homeowners’ satisfaction.
Often, I fixed anything that needed to be done. At other times, I did punch out
work, which consisted of getting the home ready for tradesmen to complete their
work before homeowners took possession.

I did general framing and punch out work, and customer service. In doing general
framing, I helped to construct the home from the ground up. Punch out work
consisted of getting the home ready for other tradesmen, such as plumbers,
electricians, heating and air conditioning companies, and security system
personnel. After the tradesmen finished their work in a home, I went back and
fixed the “mistakes” that they may have incurred while conducting their business,
or added on any changes the homeowner wanted. This included rebuilding the tub
deck, reframing parts of the home that may have been “destroyed” by a tradesman
in order to finish his work, doing pan or any other type of cathedral ceilings,
framing in skylights, building sun rooms or raising decks for bedroom platforms.
Once I corrected the mistakes of the tradesmen, the home was ready for the
insulation inspection.
OTHER PROFESSIONAL EXPERIENCE
I also briefly worked in the landscaping business, caring for both residential and
commercial properties. I planted the appropriate plants, both in flower beds and as
ornamentals, depending on the season. I seeded lawns, cut grass, pruned trees
and mulched. I built patios, walkways, decks, gazebos and any other structures
that added to the beauty of the property. In the fall, I cleaned up all leaves, sticks
and other debris, and readied flower beds for winter. In winter, I
helped with snow removal, including salting and sanding walkways or roads,
shoveling or snow blowing sidewalks and plowing roads.
