Provided oversight and implementation strategies to efficiently start-up communities for Dade Region. Specialize in the
implementation of transitional and change management. Ensuring benchmarks are met to set up, transition, or exit a community .
Projects included Regalia on the Ocean, 500 Brickell Condominium, The Mark Condominium, Caribbean Condominium, Mint
Condominium, Ivy Condominium, Trump Tower I, II and III, Icon Brickell I, II and Master Association, Jade Beach, South of
Fifth renamed to Ocean House, 1300 Ponce, Parc Lofts, Downtown Dadeland Master and Condo 1 -7, Two Tequesta Point

Finance
Review and approve budgets ($2 Million - $10 Million) and Special Assessments for Capital Improvement Projects. Special
Assessment ($500,000 - $5 Million)
Established Contract Management Guidelines. Monitor all purchases and expenses to ensure cost effectiveness and compliance
with budget parameters, and prepare monthly variance reports.
Reduced the delinquency from over approx. 25% to under 5% in less than six months and Reduced Special Assessment
delinquency 60% (collected $450,000) in less than 5 months through operational controls.
Recovered $95,000 insurance refund on 2010/2011 policy and secured a $160,000 reduction in the renewal insurance polic y for
2011/2012 at Caribbean Condominium.
Secured a Hurricane Wilma Settlement of $1million for Venetian Isle and $550,000 settlement from 558 claims with developer
and contractors for Caribbean Condominium.
Received global settlement from developer Kenco Communities for Wycliffe Golf and Country Club.
Negotiate contracts to reduce cost and/or increase services.
Community Affairs/Relations
Created Social Events including holiday parties that cater to adults and kid friendly activities.
Assisted in the establishment and promotion of the Midbeach Neigbhorhood Alliance.
Created and implemented a CERT Program (Community Emergency Response Team) to respond to respond to emergency and
disaster situations.
Implemented a 24 hour roving paramedics program at Wycliffe Golf & Country Club (first in the state of Florida).
Create and implement traffic enforcement procedures. This included traffic citations to violators utilizing radar guns.

Provided guidance to new manager with respect to property management (718 & 720 requirements) and review of contracts and
assist with budget preparation.
Planning/Implementation
Coordination to obtain the approval from Palm Beach County and DERM to install adjustable weirs to the existing drainage
system. These adjustable weirs provided a manual crank to increase the size of the opening from the community drainage syste m
into the canal in the event of major flooding.
Establish a bidding procedure to include writing formal request for proposals (RFP) and qualifying proposals based on establi shed
criteria. All contracts were rebid including landscape maintenance, lake maintenance, management, security, cable TV, and al arm
monitoring.
Prepared facility standard operating procedures. This included emergency procedures, pre and post storm events, and annual
stand maintenance for all equipment for luxury high rise buildings.
Projects Management
Perform day to day management of all phases of the project including, obtaining project requirements, design, development, te st,
and deployment of each project.
Completes critical path analyses and tracking to maintain an accurate and updated view of th e activities and deliverables to ensure
the project is delivered on time, within budget, and meets or exceeds customer satisfaction goals.
Manages resource planning and assignments by partnering with internal staff to determine the project approach, staf fing,
responsibilities, and schedules according to the project timeline.
Manages relationships and coordinates work between vendors, customers, sub -contractors, and engineering teams throughout
various locations.
Assures that the expected service levels are met and that all Statement of Work, deliverables meet quality standards.
Create and maintains project implementation plans, risk mitigation plans, design documents, project budget, status reports, a nd all
other project management-related documentation. This includes updating all internal systems to ensure all documented
information aligns with the current project status.
Projects include: The coordination of the repairs and seal coating of all master roadwa ys. Several areas required bio-barriers to be
installed to address the impeding root system from large trees. $235,000, Hurricane Wilma assessment and recovery to multiple
buildings, replaced the Roof with a green white roof. $375,000, Replace the sixty (60) ton fresh air a/c unit serviced all of the
common area $85,000, numerous exterior stucco repairs and waterproofing. $75,000, hallway painting project.$50,000, resurfacing
of the pool and leak repairs $50,000 and completed work in 30 days, replacement of the Beach Service and design and purchase of
all new beach equipment (including hut, storage units, chairs, cushions, umbrellas and kids area) $100,000, Stucco and Balcon y
Repairs and Waterproofing the Building $200,000, Painting of garage in -house. Saved the Association $50,000, Waterproofing of
the Basement $200,000, Replacement of the Generator Motor $100,000, Lobby Renovations $500,000 - $2.2 million
