Professional Statement:

Ms. Cook has over 25 years in commercial real estate in property accounting, management, marketing, lease

drafting, and lease administration. She has created valuable tools to both landlord and tenant based commercial real

estate portfolios for budgeting, cash flows, reconciliation analysis, due diligence and marketing programs. She has

become known as an expert in the field of operating expense reconciliation and review processes and continually is

asked to teach landlords how to prepare annual reconciliations that increase recoveries and reduce slippage. Her

professionalism and ability to work from the understanding of either a tenant o r landlord perspective allows a

quicker and easier resolution of tenant disputes which also has given her a reputation for fairness, knowledge and

“health” of a Retail Shopping Center.

Developed a successful annual talent program for an amphitheater in Grass Valley using a very limited

budget which included community programs. This included associated writing weekly radio sp ots, creating

Worked on due diligence reports that provided recommendations for potential real estate purchases based

on ROI. This included collection of data, researching demographics, tenant mix, void analysis and tenant

sales ratios.
