Proposed and negotiated acquisition, construction, permanent and refinancing transactions for commercial real estate owners
and investors. Guided clients on leasing, financing, design, zoning, legal and tax matters. Prepared market, tenant and pro forma
analyses, as well as personal financial and tax reports for relevant principals and entities. Completed projects include multi-family,
mixed use, retail and office property acquisition, refinance and construction financing. Currently negotiating the bankruptcy
reorganization of $2MM in refinancing and $6MM in new construction loans.
KEY BANK - Albany. NY 1998-1999
Relationship Manager - Assistant Vice President: Developed loan and fee business for existing and new clients and managed
customer relationships to mitigate risk and maximize profitability. Assigned primary responsibility for the bank's largest commercial
real estate client after two months. Actively managed relationships to strengthen asset quality, achieve portfolio growth and
maximize profitability goals through lending and cross-selling activities.
TA ASSOCIATES REALTY - Boston. MA 1997-1998
Acquisitions Associate: Responsible for the analysis of prospective acquisitions for a private commercial real estate investment
and advisory firm with more than $4 Billion in net assets. Functions included primary assessment of property, tenant and market
analyses, asset valuation and preparation of purchase offers. Directed all acquisition and due diligence functions including lease,
market, structural, mechanical and environmental reviews. Developed holding and disposition plans to maximize investor returns.
The first Associate to be hired by the company without an MBA.
FLEET FINANCIAL GROUP - Fleet Bank - Boston. MA 1992-1997
Senior Portfolio Manager - Assistant Vice President: Responsible for underwriting and servicing a $600MM portfolio of
construction, acquisition, REIT and participation facilities. Prepared borrower, tenant, market and valuation analyses. Worked as a
team with a Senior Vice President in negotiating facility terms and developing relationship strategies for the bank's largest clients.
Issued $180MM in new money during my last full year. Trained and supervised six portfolio managers and financial analysts.
Loan Recovery Officer: Managed a portfolio of distressed and non-performing office, retail, hotel, multi-family and industrial loans.
Analyzed guarantor, collateral and market conditions to develop recovery strategies and maximize asset value utilizing various
restructuring, foreclosure and bankruptcy techniques. Prepared and presented asset restructure and resolution cases to bank
and FDIC oversight committees.
Asset Management and Loan Recovery Analyst: Formulated operating, repositioning and disposition plans for a portfolio of
commercial ORE assets. Performed monthly asset and guarantor analyses. Personally developed and implemented an Excel
model to track and forecast the operating budgets for a $125MM portfolio of assets that was adopted by other divisions and then
implemented bank wide.
Selected for and successfully completed Fleet’s Commercial Credit / Loan Officer Development Program. Graduate level
courses in accounting, economics, corporate finance and money & banking taught by Columbia University School of
Business faculty. Less than 0.08% of the company was selected to participate in this program.
DOW JONES & CO. - Washington D.C. 1990 - 1992
Analyst / Reporter: Investigated regulatory developments and hearings at the FCC, FDA, DOT and other federal agencies to
assess the impact on relevant companies and industries. Analyzed and reported information from SEC filings on M&A, IPO, debt
and equity registrations and quarterly financial statements. Personally invited by the Secretary of Transportation to represent Dow
Jones at private press meetings. Authored articles for various Dow Jones news outlets. Congressional Press member 1990-1992.
