Operations Manager
Manage a staff of 75 employees and 6 supervisors responsible for providing facilities management for numerous properties
ranging in size from 100,000 to 3.0 million square feet. Duties include:
• Manage operational activities of assigned accounts which consist of Class A Commercial facilities. Develop and implement
strategies for maximizing efficiencies and decreasing costs of work sites to meet business plan objectives.
• Served as a subject matter expert on all operations of commercial facilities to staff, clients and company's executive
management team.
• Ensure compliance with all labor laws, OSHA regulations and company policies/procedures.

Construction Services Manager
Supervised a staff of 8 Property Managers coordinating construction rehab on an inventory of over 800 Commercial and
numerous residential properties throughout Florida, Georgia, Nevada and Tennessee. Managed and monitored project activities
to assure that projects were completed on time and within budget. Insured compliance with company policies and procedures.
• Review and approve rehabilitation project cost estimates and bids. Properties consist of Commercial Facilities, Single Family,
Multifamily residences,, tenant occupied, vacant, in process to be rented and held for sale.
• Coordinate project scheduling with the property manager and/or sub recipient and contractors .
• Develop work plans and specifications for commercial and residential rehabilitation.
• Conduct pre-construction meetings with property managers and contractors, reviews plans and specifications and coordinate
construction completion timelines.
• Monitor rehabilitation project progress, mediate complaints, approve/deny change orders, perform inspections on a routine
basis to review that the work performed matches the scope of services of the approved bid.
• Prepare partial and final payment requests as rehabilitation work progresses or is completed.
• Assign various maintenance projects to the preservation companies to maintain the properties in presentable condition.
• Assist in the acquisitions process to identify and evaluate properties for potential purchase and rehab.
• Provide property analysis to determine optimal disposition plan.
• Inspect and approve/disapprove all work and contractor invoices based on assigned dollar limit.
Prescient, Inc - Miami, FL (Oct. 2010 – Aug. 2013)
Project Manager
Managed a team of 7 specializing in asset management for government owned real properties. Responsible for an inventory of
over 700 properties throughout 15 states. Negotiated and managed various commercial properties. Managed Section 8
voucher properties and assisted existing and future renters with counseling on Section 8 qualification processes. Reviewed
Section 8 rental applications with realtors to select potential rental candidates (nationwide).
• Responsible for real estate inspections of the systems and components of FDIC owned buildings which can be reached,
entered, or viewed without difficulty, moving obstructions, or requiring any action
• Prepared reports and/or presented the corresponding real estate inspection reports, providing written documentation of
material defects discovered in the inspected building’s systems and components, which are qualified as safety hazards, not
functioning properly, and/or appear to be at the ends of their service lives. Report includes recommendations for correction
and/or further evaluation.
• Reviewed and audited all inspections reports for completion and accuracy. These reports consist of properties owned by the
FDIC which are sold to buyers and investors through straight sale and auctions. The types of properties are residential,
commercial and bank branches.
• On a regular and timely manner performed Inspection Audit Follow Up Reviews to assure that all Audit Findings Action Plans
have either been completed and/or in the process of being addressed, within the agreed time.
• Assigned various maintenance projects to maintain the properties in presentable and sellable condition.
• Provided eviction scheduling and supervision.
CITY OF HOMESTEAD - Homestead, FL (12/2003-06/2010)
Community Redevelopment Agency - Senior Project Manager
Oversaw and managed all Community Redevelopment Agency funded design & construction projects totaling $40 million.
Directed a staff of 9 employees in addition to contractors. Coordinated construction activities, managed projects interface, and
provided necessary coordination to contractors.
• Coordinated Commercial pre-construction meetings, reviewed contractors schedules, scheduled submittals.
• Reviewed, approved and tracked contractor’s change orders.
• Managed HOME, CDBG and SHIP funds for first time homebuyers of affordable housing projects
• Monitored and implemented some HOME funded projects for the City of Homestead. Duties included ensuring all projects
adhered to all HUD guidelines and federal labor standards administration.
• Provided coordination and technical assistance specifically for joint public and private development projects. Reviewed
project bids and make recommendations.
• Planed, negotiated and completed all commercial and real estate acquisitions and transactions, development and
construction projects including all commercial leasing negotiations and administration.

Responsible for a staff of 2 Loan Analysts that reviewed bank loan portfolios to identify repayment capability and risk. These
