As property manager I was responsible for providing leadership to a staff of 17(16 maintenance staff and an
assistant)
• Management responsibilities included frequent building, unit & repair inspections. Initiated pre-intake unit
inspections to ensure units are move-in ready for prospective tenants
• Expediently diagnose and resolve resident issues while preparing response to routine inquiries.
•Increased and maintained occupancy rate to 95% on monthly bases, produced occupancy reports to track
unit turn overs.
• Tracked and cleared HPD, DOB, ECB, DHCR violation reducing costs to outsource
• Tracked and rectified past Section 8 account suspensions and terminations as well as coordination of HQS
inspection and violation removal outside of portfolio reducing company in future losses

• Directed legal tracking and tenant placement into legal proceedings, handled all legal nonpayment and
holdover proceedings, and worked with attorneys to ensure the processing of all cases. Reduced portfolio
delinquency by 35%
• Cleared all open HQS violations with section 8 and worked directly with management team and established
proactive approach to avoid future failures.
• Established work order system to better track tenant issues and appointed repair work to superintendents.
• Renewed all in house market leases and section 8 leases with appropriate increase and also renewed tenant
leases with Section 8 that led to retro payments for past renewals on tenants.
• Prepare and modify critical resident documents, including general correspondence, reports, memos and
emails on a daily basis.

Regional Property Manager
All County Management, LLC - Long Island City, NY - 2005 to 2012
As regional manager I was the liaise between the Property Management company, Landlord and on site
Property Manager.
• Determine property maintenance requirements coordinated the bidding process for outside contractor repair
work and service vendors to ensure efficiency and quality of repair work. Responsible for tracking and
processing invoices and payables for all contractor work within budget limitations.
• Represented management as agent for all ECB, DOB, and DOHMH building violations hearings.
• Coordinated and prepared all sites for state DHCR & HOME audits ensuring all lease files were in compliance
with LIHTC regulations.
• Inspected all properties on a regular basis to ensure building operations are performing according to
standards and procedures.
• Worked with Section 8 case managers to ensure residents maintain their subsidies & resolves any issues
that may arise (failed inspections, rental increases, in-house transfers/downsizes, subsidized move-ins.)
•Monitored and maintained all receivables to ensure proper rent collections.
