New Construction and Renovation Projects Overview:

Directly supervised new construction and renovation projects involving all phases of design,

contract negotiation, construction administration and management. Proven ability to organize,

lead, and plan long range.

Typical new construction projects including high-rise residential buildings up to 50 floors and 407

units, high-rise office buildings up to 13 floors, high-rise hotels up to eleven floors and ranging from 240 to

300 suites, and parking garages.

Renovation projects including the construction of a 200 bed detention facility, hotel renovations of

240 to 500 guest suites and high-rise office buildings ranging from twelve to forty stories.

The scope of remodeling projects includes complete building demolition, interior demolition, tenant

improvement construction, retail space construction, restaurant construction, exterior wall restoration and

cleaning, window replacement, roof replacement, sidewalk replacement,

garage and office lighting retrofit, parking equipment installation and replacement,

elevator modernization, and mechanical/plumbing retrofit.

Environmental projects include asbestos abatement and containment, underground storage tank

removal and closure, mold remediation, soil remediation and Leadership in Energy & Environmental Design

(LEED).

Hospitality:

Managed and directly responsible for interior and exterior renovations of high-rise and mid-rise

hotels. Renovations performed were based on the:

• Property Improvement Plan (PIP)

• Brand’s Annual Quality Assurance Inspections

• Brand’s Standards

Remodeling work included complete guest rooms and restrooms, corridors, restaurants, lounges,

lobbies, meeting rooms, other public spaces and back of the house areas, roofs, tuck-pointing,

lighting, and signage. My responsibility was to take the projects from their inception to punch list

completion and close-out including final approval of the completed work by the local municipalities

having jurisdiction and the Brands.

Value Engineering - During design and implementation phases responsible for reducing and

controlling costs and increasing efficiencies.

Project Specification – Established Scope of Work documents and Punch List Criteria including

complete upgrades of Guestrooms and Baths, Public Spaces including Lobbies, Corridors, Meeting Rooms,

Ballrooms, Pre-function Areas, Fitness Rooms, Public Washrooms, Pools and ADA upgrades.

Bid Process & Contract Negotiation

Contract Management - Oversee each contract in detail which consistently results in on time

performance, rapid reaction to unforeseeable conditions, and effective project completion and close-out.

Oversee the coordination of specifications and bid process for new construction as well as renovation

projects.

Project Coordination - Establish and direct multi-discipline project team to ensure proper

coordination of drawings, schedules, inspections, and pay applications.

Quality Control - Review in-progress and completed project work to ensure completion in

accordance with the contract documents and specifications.

Environmental – Establish environmental project protocol, procedures, bidding instructions and
