analyzing the legal structure of the deal, the underlying collateral including a look-through analysis if warranted,

• Developed and implemented the "Q-Tools" based portfolio review that is used twice a year, which involves

running a proprietary algorithm through all Moody's rated deals, that identifies bond classes on transactions

that may qualify for an upgrade or downgrade and then proposing such findings in a rating committee that has

resulted in hundreds of rating actions.

• Co-authored four defeasance special reports that outline the credit impact that defeased loans have on a

CMBS and a CDO transaction and the insurgence of new players and trends within the defeasance market.

• Assisted in analyzing/modeling the pricing, structuring, and distribution of construction, interim, mezzanine,

and conduit loans for best economics of hold or sell strategy, which embrace exit strategies of syndication,

securitization, and whole loan sale. Highlighted deals consisted of the $7.4MM Providence Biltmore B-note

sale, evaluation of the $1.6B Wyndham International Portfolio, and contribution of 3 hotel floating rate B-notes

to the $320MM Capital Trust CDO in July of 2004.

• Worked directly with internal treasury group to pledge over $550MM of hospitality and golf assets on a

revolving basis to low cost funding facilities established with banks such as CSFB, Deutsche Bank, Citibank,

and Merrill Lynch.

• Provided datatapes, due diligence packages, and/or offering letters to asset investors, rating agencies, and

funding facilities.

• Guided and assisted in all various underwriting and capital markets tasks, including developing and updating

financial models, specifically updating and maintaining the internal LIBOR and CAD BA Futures Model, the

Presale Reports Model, the ROEC Model, and the Hospitality and Golf Weekly Treasury Forecast.
