Relevant Experience. Recently resident CAM of a 92 unit upper class high-rise oceanfront condominium for the past eight years working closely with the Board of Directors and supervising maintenance, security, and office personnel with a staff of 21. Supervised complete elevator renovations and replacement of all plumbing for cooling tower system. Previous position, resident CAM for an 81 unit 22 story high rise in Pelican Bay, Naples, Florida for approximately eight months and resigned due to Board of Directors mishandling of reserve funds and after their being notified of this they declined to correct their accounting. Prior to this, as resident CAM for a 48 unit cooperative association situated on five acres, also in Naples, for approximately three years where I worked closely with the Board members and staff on major roof and plumbing restoration projects. I worked with engineers, state certified general contractors and subcontractors from projects beginning to completion. I resigned to accept a more challenging and higher income position. Management skills include working well with vendors and obtaining qualified bids for repairs and maintenance needed to keep property in excellent condition. I work well with Board Members, owners, vendors and staff. I have performed budget forecasts and worked closely with the association’s accounting firms in order to control expenses relative to budgets.
Prior Experience. CAM manager for a 198 unit condominium in Bonita Springs for a brief period of six months with a staff of seven. Previous, a resident management team with my wife for approximately two years for a 295 unit five-star cooperative owned manufactured home community in Bradenton, Florida handling all management tasks inclusive of all sales and rentals for the owners. Supervised maintenance of all common areas inclusive of swimming pool, tennis courts, and 15,000 sq.ft. community center. Prior, my wife and I were self-employed real estate brokers for over 20 years having had two large national franchise offices with over 100 agents handling both residential and commercial real estate transactions along with property management of both residential and commercial properties. In addition, we operated a small mortgage brokerage business specializing in private hard money real estate loans for private investors in both the primary and secondary markets. Prior to own business, three years as a regional manager for a large real estate firm in South Broward County.
