Facilities Superintendent

The Cove Beach Club a Coop Condo development of 8 stories consisting of 72 units & 11 villas, heated pool, gymnasium, recreation center & putting green built in the early 1950s recently received a new face lift. Concrete restoration, new design slope roof w/overflow design, new irrigation system.

Major Contributions:

• Planned, developed and prioritized projects and weekly work plans; ensured that materials were ordered, projects were designed and planned, and monies were available.

• Created and implemented a cleaning schedule for all common areas and trash/ recycling removal.

• Created and implemented a preventive maintenance procedure for all operating systems such as pool heaters, air conditioning systems, boilers, irrigation system & security system.

• Eliminated Building Fire Code violations in a timely fashion.

• Developed a maintenance budget and controlled spending through tracking, forecasting, and adjustments.

• Assured that all permits and certificates of liability (for vendors) are obtained and that safe maintenance procedures are followed for job plans.
