Provided direct and regional oversight to 1.5M SF, 85 tenant office portfolio, including 500,000 SF Class A-
downtown office tower and a 400,000 SF Class A trophy asset in Waltham. Addressed dated improvements with
upgrades to multi-tenant floors including paint, carpet, signage and lighting. Mentored staff to expand their
knowledge and breadth of experience, and improve their ability to manage their teams and self-development.
Oversaw $5M in exterior renovations and elevator modernization program. Completed energy upgrades throughout
to reduce usage, expanded use of green power and achieved energy star rating certifications.
GENERAL MANAGER
Managed 1MSF, 53-tenant, portfolio of institutional grade assets and value-add opportunity. Negotiated leases and
completed transactions setting high water marks for the Route 128 Market. Re-established Waltham Woods’
prominence through a re-positioning program including operational and cosmetic upgrades and a new tenant-
focused approach. Developed a marketing program for upcoming lease roll involving 70% of the tenancy.
Developed and implemented a tenant retention program which included fitness center retrofits, concierge services,
improved food service operations, new eventprogramming and service upgrades. Analyzed operations, physical and
functional obsolescence and brought properties up to current operating standards. Oversaw management of
245,000 SF newly acquired office building and worked to upgrade and update operations. Assumed management of
170,000 SF retail power center and established new operations and instituted site upgrades left unaddressed by
former absentee owner. Oversaw $2.5M in garage, site and masonry repairs.
2002 – 2006 GENERAL MANAGER
WinnCommercial, LLC, Boston, MA
Rebuilt operations for a $100M, 65-tenant, medical, office and retail portfolio at Brookline Place. Revamped policies
and procedures, introduced revenue controls, improved communication, teamwork, delivery of services and reduced
liability exposure. Brought office, retail lease and garage rates to market, a 20-30% increase. Improved overall
financial performance creating $20M in value. Addressed widespread deferred maintenance issues and oversaw
$700,000 in garage restoration work. Repositioned Class C retail property, slated for redevelopment, leasing vacant
bays and renewing expiring leases with limited capital investment and no long-term encumbrances.

Rebuilt marketing operations for New England Area to improve and expand Cushman & Wakefield’s presence,
identity and exposure in the marketplace including advertising, public and client relations, and new design
standards. Restructured group into a cohesive, mission-based team, proactive in approach. Produced proposals
and presentations. Managed relationships with vendors, negotiated agency discounts, graphic design and printing

Created and implemented a corporate marketing program. Initiated advertising and signage programs to build brand
awareness. Developed marketing materials and memoranda for investment properties, redevelopment opportunities
and land sales. Co-authored the Finard Retail Review and research reports published in local and national media
outlets. Performed consulting, market research and due diligence utilizing industry, economic, demographic and

ASSET MANAGER
Oversaw $100M institutional and privately held portfolio of Class A, Class B and troubled retail, office and industrial
properties. Participant on Executive Committee. Performed comprehensive due diligence and consulting for 5MSF
of retail and office buildings in the Northeast and Mid-Atlantic states, including a downtown tower and stand alone,
neighborhood and community retail properties and regional malls, including assessment of current and potential
performance, feasibility analyses, adaptive re-use opportunities and sell/hold strategies. Analyzed the viability of a
proposed $100M urban destination entertainment center in Las Vegas including site assessment, viability of themed
concepts and tenant mix, positioning in the marketplace, and review of demographics, trends and socioeconomic
factors. Developed comprehensive marketing program for a 600,000 SF retail power center located in an over-
retailed market.
PROPERTY MANAGER
Managed 1MSF of class A, distressed and other real estate owned commercial, industrial and residential properties.
Repositioned operations to increase occupancies and improve yield. Administered annual operating budget of $4M.
Identified construction defects and implemented repairs. Supervised and directed signage/pylon upgrades, parking
lot renovations, façade and canopy improvements, compliance with DEP and ADA requirements, and landscaping
upgrades. Positioned commercial, industrial and residential properties for sale by resolving tenant disputes, and
resolving deferred maintenance and physical obsolescence.
1989-1994 PROPERTY MANAGER
Children's Hospital Medical Center Corp., Boston, MA
Managed $125M urban portfolio including 154 conventional apartment units, and 500,000 SF of retail, office,
medical, lab and parking facilities. Repositioned troubled 150,000 SF urban office and retail center through strategic
planning, refurbishment, leasing, and promotions. Marketed, and administered office, medical, retail, and residential
leases yielding $16M in annual rent. Developed maintenance and operations programs and leasing strategies for a
new $16M office and retail property from acquisition and redevelopment through to occupancy. Managed property
staff. Controlled and directed $8M in annual operating and capital budgets and in excess of $15M in property and
tenant construction including office and lab fit outs, HVAC upgrades, waterproofing and façade repairs, asbestos
removal, and environmental remediation projects.
