Construction Phase - I've worked through the entire life
cycle of both the Commercial, Residential and Industrial
construction process from land acquisition and site prep all
the way through to post-sales customer service -- and
everything in between (Divisions 1-16).

Integral position with a residential custom home and
renovation and moisture management company, specializing in
providing clients with full scale architectural, design,
build, construction management complimented with interior
design and color selection for additions, bathrooms,
kitchens, bedrooms, finished basements, decks, pergolas, of
single-family and multi-family homes. Real Estate and
Property Management services provided to investors, and
individual homeowners. In addition company provided moisture
management and mold inspection services to regional builders
and private homeowners.

Divisional Property Director, Salvation Army National Capital
& Virginia 2010-2011(INTERIM)

Divisional Property Director for the Southern Division
Headquarters, one of four in the U.S. The Salvation Army is
one of the largest religious non-profit organizations. Within
the National Capital Headquarters there are over 31 sites
each with a minimum of 4 properties (Chapel, Office, Thrift
Stores, Residence) totaling over 500 million is property
assets, including the development of a 28 million dollar Ray
& Joan Kroc Center in Norfolk. This position requires not
only extensive knowledge and expertise in construction, but
the aptitude and diplomacy to communicate the objectives to
the Board for approval, while maintaining the core values and
mission of the Salvation Army. This position was an interim
position which I was employed to help facilitate the closing
of the Headquarters Property Department, hire and train
individual site personnel to handle their individual
maintenance and construction requirement. I was recruited for
this task as I was providing contracting and construction
needs via Envirogard, LLC., and Ray & Joan Kroc Center needed
the expertise of a seasoned Construction Manager.
Divisional Purchasing Manager, Stanley Martin Companies
2004-2007
(RESIDENTIAL CONTRACTING)
Purchasing Manager for the Western Virginia Division,
responsible for neighborhood development within Loudoun,
Fauquier, Culpepper, Frederick County, and West Virginia,
which included the design of six new single family home plans
implemented for the mid-level home buyer market, and
currently marketed in all of Stanley Martin communities. Set
company trade qualification standard for enforcement of, and
monitoring of the highest quality contractor trade base for
all divisions. Additional responsibilities included
interfacing with architects, trades and land development to
provide accurate feasibility and cost analysis. Established
and managed detailed and precise take-off's, trade
specifications, preparation of bid packages, analyze and
tracked all trade submissions and contract approval for
projects consisting of 30 to 2,000 plus residential units.
Contracts Manager, Levitt and Sons
2002-2003
(RESIDENTIAL AND COMMERCIAL CONTRACTING)
Contracts Manager for one of the largest, and oldest multi-
family production home builder in the United States.
Primarily responsible for project budgeting, architectural
design and construction documentation management, cost
estimating and control, bidding and contract negotiation.
Provide coordination of commercial and residential work,
maintenance of quality control and workmanship, scheduling,
selection and management of all construction subcontractors
for all inclusive communities (large commercial recreational
facilities with tennis and/or golf course amenities.
Employed by the Corporate Offices to renegotiate the
contracts of all South Florida projects from Palm Beach, to
Naples/Tampa, to Orlando totaling over 1,000 residential
units annually, bringing a new energy and vitality to the
corporation.
Powertech Interiors Inc. and Renaissance Estates, LLC
1998-2002
(COMMERCIAL AND RESIDENTIAL CONTRACTING)
Responsibilities were split between two corporations. In the
absence of my partner and the owner of Powertech Interiors, I
was solely responsible for the daily operations of a
commercial (tenant design and build-out) of executive office
space, the international construction management of an off-
shore banking facility and office complex, production
contracting and a high-end interior drywall contractor, which
completed homes for Jeff Gordon, Celine Dion, Wayne Huizenga
and others ranging from 5,000 square feet to over 30,000.
This entailed purchasing, scheduling, budgeting, and cash
flow analysis of approximately twenty ongoing projects.
Partner in a newly formed luxury ocean front estate builder
with the purpose of design, permitting with State and Count,
and the negotiation and contracting for the construction of
two 15,000+ square foot residential homes.

MANAGEMENT)
Executive Purchasing Agent with full authority to negotiate
and contract for several mixed use communities, consisting of
single family homes, town homes, apartment buildings, coach
homes, and club house/recreational facilities.
Responsibilities included, but were not limited to, new
project budgeting/estimating. Developed and implemented
trade specifications, trained and supervised field personnel
for the coordination of construction schedules, and the
administration of unit changes. Cost Analyst for job
specifications for both commercial and residential units.
Directed the architectural designs of the sales models based
on current market condition analysis. Acted in the role of
Corporate Financial Officer which included payroll, tax
remittances, accounts payable and receivable, HUD-1
preparation and approval and overall closing coordination.

well as vendors and the business community at-large.
Coordinated tightly between tenants, building authorities,
attorneys, architects and subcontractors to ensure schedule
and cost compliance. Duplicated our success in the
commercial sector by graduating into multi-million dollar
residential waterfront estates.
