Marketing Manager/Property Manager
Prior to a brand new property under construction in San Marcos opening, I
have acted as marketing manager to assist other NRP properties that were
failing to meet their occupancy goals.
I trained the staff on how to effectively market the community and order
marketing materials property specific to assist their efforts. Took an
existing San Marcos property from 83% occupancy to 94% in one months' time.
Moved to a Senior Living property in San Antonio to raise their occupancy,
on this property we had a 5% increase in less
than two weeks.
Acted as on site property manager for Encino Pointe (sister property) while
the Manager was out on leave for a month doing the daily functions of
running a 200+ unit tax credit property.

Property Manager
I was hired to begin the marketing and advertising promotions for a new
property while under construction.
Set up all new accounts and vendors for the owners of the property.
Hired all staff.
Put all programs in place including: Computers, payment systems, Onesite,
Realpage, answering service, fire alarm, intrusion alarms, access gates,
etc.
Walked all buildings and did the punch list on all to be release for the C
of O.
Manage on site the daily activities of the property, accounts receivable,
vendors; manage staff, resident retention, all rents, evictions, and
marketing.

Director of Business Development/Marketing (contract)
I was brought on to begin the marketing for a brand new 115 bed skilled
nursing and rehab; I assisted the two owners with meeting Doctors in Seguin
to put into place our medical director team.
Introduced the company to all the local hospitals, case management teams,
assisted living facilities in town. B2B sales.
Became a member of all local committees and brought on the owners to gain
recondition in the town.
All recruiting for the executive team including the DON, BOM, Medical
records, HR, Director of Dietary, assisting and having input in the
interviewing and hiring process.
Continued the marketing efforts to obtain high census using B2B outsides
sales.
Wedge Management-Seguin Manor Apartments- 5/07 to 10/10 Seguin, Texas
Property Manager
Manage an 80 unit Section 8/236, in Seguin TX, assists a 53 unit section 8
property in New Braunfels, TX. Strong resident retention and community
marketing to maintain a100% occupancy at all times.
Bookkeeping includes, Yardi system posting rents, PHA vouchers, Section 8
payments. A/R for all Sect 8 80% of property, 20% mix of PHA/236 tenants.
Monthly reports, budget variance, receivables, account payable, receipt
batches, delinquency reports.
Hire and negotiate all property contracts including landscaping, a/c,
electrical.
Apex Home Health- 3/04 to 5/07 - San Antonio, Texas
Marketing Director/B2B Outside Sales
Formulated marketing strategies for seven marketers, this included creating
marketing materials, campaigns, brochures, and web sites.
Marketing Home Health care to physician offices, skilled nursing
facilities, assisted living facilities, and hospital social workers/case
managers in San Antonio.
Conducting luncheons regularly with physician offices and hospital social
workers to educate staff on new Medicare laws and hi-tech Home Health
services.
Front line in starting up a sister company called Destiny DME, handled all
ordering of supplies, marketing, hiring, budget, and PR.
