Facility Manager – Alliance, NE – 02-2013 – present
Facility Manager for Johnson Controls assigned to BNSF railroad account.
As a facility manager for Johnson Controls I have charge of BNSF properties in
three states. Working in Johnson control’s CMMS program Maximo, I coordinate the labor
of fourteen skilled union members or contractors. I receive, assign, close, and
complete work order repair requests to buildings and grounds, and negotiate contractor quotes. I
consult with BNSF labor on HVAC design, installation and am directly responsible for the up-
time of critical equipment. Through FileBound I coordinate payment for invoices and supplies
and annually work with the Regional Operations, and Facility Coordinator to develop financials
for the year.
Manor Care – Wichita, KS – 10-2010 – 02-2013
Maintenance Director for a 117-bed long-term care facility.
In addition to repairs and maintenance I directed the safety committee, insured compliance with
State Fire Marshal, Kansas Dept of Health, and OSHA. I was responsible for the department
budget working in TELLS, a CMMS program I logged PMs, and work requests and expenses. I
calculated heat loads for HVAC replacement, emergency repairs and completed work requests.
ITW (Hobart) –Wichita, KS – 06-2010 - 10-2010

As a service tech I interacted with customer service request on a daily basis. I repaired Hobart
commercial dishwasher cleaning and food preparation equipment.
Aramark – Junction City, KS 12-2008 – 07-2009
Aramark is a contracted services company that managed facility maintenance at USD 475
Junction City, Ks. As Maintenance Director I had direct charge of a staff of fifteen including an
HVAC tech, plumber, two electrician/electronics tech, two carpenters and nine grounds keepers.
in the repair and maintenance of twenty-five buildings plus grounds, and sports complexes.
Working with ISSES, a proprietary CMMS system, to assign and track work orders I was able to
reduce by 90 percent a backlog of deferred maintenance that dated back two years. I was very
successful in restoring confidence in the Aramark maintenance program posting an average of
three Emails a week from administrators thanking maintenance for the improved response time.
Unfortunately ARAMARK lost the contract. I also developed plans and bid specs for district
projects, and coordinated multiple parties to achieve completion.
Kansas Christian Home – Newton, KS 06-2006 – 12-2008
Facility Maintenance Supervisor for Kansas Christian Home
Kansas Christian Home is a ninety-five-bed long-term care facility with a
Ninety-eight home independent living campus. As the Facility Maintenance Supervisor I
completed repairs to the physical plant and organized work orders for the physical plant, homes,
grounds with a staff of three. I processed invoices and planned repairs to budget.
Responsible for KDHE, State Fire Marshal, and OSHA safety regulations I developed a safety
training program, organized fire drill and fire extinguisher training and taught universal
precaution classes. While there I was able to research and repair a component on a control board
for a diverting valve saving thousands of dollars in building control updates. I was very
successful in bringing Kansas Christian Home into compliance with Kansas Department of
Health and Environment, Fire Marshal, and OSHA regulations.
State of Kansas – Salina, KS 10-2002 – 06-2006
Kansas Dept of Transportation
I started with the State of Kansas in the Department of Transportation as a Senior HVAC tech
servicing and installing HVAC system, plumbing, and electrical. At the time I held a Cross
Contamination certification servicing the state’s back flow devices.
I then transferred to Kansas State University in Salina as Physical Plant Supervisor. While there I
supervised three employees in the plumbing, electrical, and HVAC trades. I was also trained as a
Supervisor of Asbestos Abatement and developed plans and bid specs for contracted services.

Sears Product Repair Services – Salina, KS 11-200 – 06- 2002
Sears Product Services is the home appliance repair portion of Sears. As Technician Manager I
was accountable for over ten thousand dollars of truck inventory and was challenged to organize,
and communicate to eighteen technicians covering the western half of Kansas, into Oklahoma
and Nebraska.

I was Maintenance Supervisor in charge of building and grounds with four employees under me.
USD 443 - Dodge City,KS 07-1996 – 07-2000
The Dodge City Maintenance Supervisor position afforded the opportunity for supervising ten
employees including a Master Plumber, Master Electrician, a courier and seven grounds and
general labor staff. During the summer we would hire a district paint crew of twenty-five. In this
position I was accountable for a maintenance budget of over five million dollars. I was
accountable for paying for supplies and services, and entertaining bids for annual custodial and
maintenance supplies and was unrestricted in purchasing up to twenty-five thousand dollars
without oversight.
I developed and implemented a Best® lock system in compliance with a Federally mandated
school crises program as part of a thirty-six million dollar bond issue.
While at Unified School District 443 I presented a plan to hold the line on FTEs while taking on
more responsibility. This was accomplished through proper equipment, appropriate staffing, and
solid organizational planning. In addition, the district was able to anticipate roof replacements
through a ten-year plan I created that factored in rising labor and materials costs.

Tradewinds was a pickup utility box and manufacturing company. I worked in maintenance
repairing and adjusting shears, brakes and cut to length equipment and Hobart wire welders. It
seems the equipment was US Industrial, and Baileigh.
