Promoted to Senior Property Manager in November 2006. Portfolio consisted
of 8 Office Buildings totaling over 600,000 square feet. Responsible for
the management and ultimate disposition of four of these properties. In
2010-2011, I was responsible for management of over $2.5 MM in Capital
Improvements at a 232,000 square foot high rise building including exterior
enhancements such as a complete renovation of the common area courtyard,
exterior mullion restoration and new paint, complete restroom renovations,
new interior paint and carpet throughout, parking equipment enhancements
and upgrades, lighting retrofits, etc. All this was accomplished with an
82% occupancy rate.

Responsible for the management of a 21 story, 412,000 square foot high-rise
building in Downtown
Los Angeles. Responsibilities included the following:
. Supervised the performance of the administrative, engineering,
security and parking staff. Maintained personnel records and
prepared payroll for union and non-union employees. Responsible
for the operations and supervision of janitorial, security,
landscaping and all other contracted services.
. Lease administration including lease abstract preparation; move-
ins/move-outs; tenant improvements; space planning meetings with
tenants. Tenant relations; promotional event coordination,
building/property inspections.
. Assisted in budget preparation and administered expense
reconciliations and escalations; rent statements; collections
and financial accounting. Prepared various financial reports.
. Prepared Leasing proposals and Lease Agreement documents as well
as Lease Addendums and Amendments; interfaced with prospective
tenants and brokers.
. Responsible for implementing and enforcing all building policies
and procedures including fire life safety training and annual
