Recruited to lead the design and construction department for a Las Vegas
branch of this national real estate developer. Directed strategic planning,
governmental outreach and governmental affairs pertaining to permitting and
outcome of the projects.
Scope encompassed managing a $240 million dollar project portfolio
throughout Las Vegas, Nevada. Implemented programs for regional expansion,
public / private partnerships and business strategy. Built relationships
within the Medical Community as well as State and Local Authorities,
Regulatory Agencies and Private Sector Business.
> Managed the design / construction process from start to finish.
Negotiated and managed Architectural, Engineering and Forward Planning
contracts. Performed property condition assessments in support of
acquisitions. Directed the surveys, preparation of environmental
reports, site inspections design and cost estimates. Prepared exhibits
for Landlord's work, including cost estimates, schedules, and tenant
build-outs. Managed the Landlord Tenant construction with respect to
Lease Obligations. Reviewed and approved descriptions of Tenant's work
for conformance to the building standards. Took an active role in
lease negotiations on behalf of the Owners and provided timely
reporting on Owner's obligations and cost impact to budget and
delivery schedules.
> Acted as Owner's Authorized Representative with local, county, state
and government agencies and required for the successful processing of
entitlements, permitting as well as final completion and obtaining
Certificate of Occupancy. Established qualified project teams, lead
directed and managed same including architects, engineers consultants
and contractors.
> Established systems and methods for the day to day management of
RFI's, RFP's, Bid Documents, Construction Documents, Contractor
Agreements, Change Orders, Purchase Orders and Tenant Improvement
Projects while cataloging data, review of progress schedules in
conformance to monthly billings. Administrated and reviewed contractor
costs and reported on progress gained. Participated in pre-bid, bid
reviews, bid analysis, contract award and recommendations. Reduced out-
of-pocket overhead expenses by $20,000 per project the first year and
to as much as $50,000 the second.
> Expanded the business from $150 million to $240 million across the
entire portfolio of properties. Personally finessed a series of long-
term, high dollar contracts with Medical Practices through the
detailed build out and incorporation of costs into the Master Sales
Agreement. Setup project budgets based on project scope, number of
confirmed tenants and retained estimates. Monitored and tracked long
lead items, major equipment and structural components. Forecasted cash
flows for expenditures across the life of the projects and analyzed
project risks having a financial impact over the projects. Analyzed
cost variances and provided periodic reporting to ownership.
