Started January 2012 with company at headquarters location in California,
but returned to Washington, DC, in August 2012 to establish a company
presence where none had previously existed. Reported to Senior Asset
Manager for Eastern United States, based in Chicago, with responsibilities
in the Washington, DC, metro area.
Class A Office building portfolio consisted of 1 million square feet, with
properties in Washington, DC, Bethesda, MD, Tysons Corner, VA, and
Arlington, VA. Properties are either held in an open, comingled
investment fund, including three by joint venture, or by a separate account
pension ownership. The Washington, DC office buildings are located in the
NOMA, East End, and Golden Triangle submarkets.
ACCOMPLISHMENTS
. Utilized knowledge of extensive business relationships,
multiple property types, and geographic markets in bringing
stability to Asset Management position for ARA for its
valuable Washington, DC portfolio, which had been subjected
to multiple asset managers over the preceding four-year
period. Enhanced relationships with area brokers and with
local joint-venture partners, and have worked closely with
them to successfully transact over 200,000 square feet of
leases in a year-and-a-half.
. Oversaw and led the third-party brokerage and property
management teams to finalize multiple operating budgets, and
to achieve or exceed NOI projections for fiscal and calendar
year 2012, and year-to-date 2013.
. Multiple building improvements undertaken to either improve
operating efficiencies or to further enhance value; included
in those efforts was the LEED Silver designation for 2033 K
St, NW, a 30-year old mid-rise building.
. Successfully refinanced a two-building office complex in
Tysons Corner with short-term debt for $42 million from
Citizens Bank, a subsidiary of RBS.
. Regularly called upon to provide analysis relative to IRR's,
cash flows, joint venture distributions, financial reports,
and property valuations.
Vice President/Asset Manager
Bentall Kennedy (US) LP, formerly Kennedy Associates Real Estate Counsel -
2002 to 2011 (Bethesda, MD)
Reported to the Senior Vice President in charge of Asset Management for the
Eastern United States. Responsible for the leasing and management of
assets in Washington, DC and Northern Virginia, Boston, Detroit,
Indianapolis, and suburban Chicago, utilizing third party providers on all
properties. The size of the portfolio consistently exceeded 2 million
square feet, and totaled more than 3 million square feet with a combined
value in excess of $600 million during this time. Assets included new
development, existing, and value-add in core and core plus properties for a
large, open commingled real estate fund, as well as for separate account
clients.
Worked in tandem with property managers to develop and execute operating
budgets. Oversaw new construction as well as tenant build out work, and
executed contracts for both. Had due diligence responsibility for
acquisitions, and was an integral part of the disposition teams for
selected assets.
ACCOMPLISHMENTS
. Consistently within 96%-98% of budgeted NOI for annual portfolio
projections, and often exceeded 100%.
. Gained reputation throughout the company as one of the leading
leasing managers, generally exceeding expectations in healthy
markets such as Washington, DC, and improving those in difficult
markets such as Detroit. Responsible for increasing overall
occupancy to levels consistently above 85%, and succeeded in
achieving 95%-100% occupancy for the better performing assets. In
the midst of the recent recession, restructured leases to retain
key tenants and provide them the flexibility to adapt to a changing
economic environment.
. Brought to successful conclusion the disposition of approximately
1.3 million square feet of office and industrial properties,
including Class A office buildings of more than 800,000 square feet
in Northern Virginia and Detroit.
. Worked with a fee developer to build a LEED Gold office building in
Burlington, MA, and also coordinated the activity necessary to
achieve Energy Star ratings for two older buildings in the same
business park as well as for other buildings within the portfolio.
. As one of the original Asset Managers brought in to open the East
Coast office in 2002, mentored a number of Financial Analysts and
Associate Asset Managers during the tenure.
. Developed strong relationships with the investment and real estate
brokerage communities throughout multiple geographic areas.
Senior Vice President / Managing Director
CB Richard Ellis (CBRE) - 1987 to 2002 (Washington, DC)
Reported to the Executive Vice President for the Eastern Region in
different capacities, first as Managing Director of the Washington DC
office for ten years and later as Corporate Services Director for Strategic
Accounts for six years. Had responsibility for the performance of one of
the company's larger offices with its 35 sales professionals while acting
as Managing Director, and led the corporate account work that met strategic
client needs throughout the United States.
Was the primary conduit for the local office to the business community in
Washington DC, and interacted on a regular basis with other Managing
Directors for CBRE nationally.
ACCOMPLISHMENTS
. Demonstrated leadership and team building skills as Managing
Director, and produced average gross annual revenues of $14-$17
million from sales and leasing activity; average salesperson
commissions of $185,000-$225,000.
. Consistently added office inventory, and market share, to listings
portfolio during tenure; also assisted in the increase of tenant
representation activity. Was instrumental in securing account
that resulted in the headquarter relocation of General Dynamics
from St. Louis to Fairfax, VA.
. Took responsibility within CBRE for the Washington, DC region to
lead the retail team effort.
. Led the initial foray into national account work, and secured
Westinghouse, Siemens, and Viacom as major clients. Regularly
presented senior management of client firms with both oral and
written reporting, demonstrating skills relative to financial
analysis and space recommendations.
. Disposed of several million square feet of industrial and office
space for Westinghouse as it restructured itself by selling off
business units no longer deemed necessary to its long-term
strategy.
. Assisted Siemens in its US expansion, primarily its Power
Generation division, and was involved with major build-to-suit
transactions in Florida and Indiana. In addition, acted in
consulting capacity for the strategic planning of industrial
facilities and office developments.
. Rewarded with companywide recognition as a member of CBRE's
Congressional Circle for earning's achievement, which recognizes
the top 3% of the company's sales professionals while serving in
role of Corporate Services Director.
