DUTIES AND RESPONSIBILITIES:

Go site visit to get the actual Asset Details i.e. AC EQUIPMENTS (AHU, CHILLER, FAHU, WINDOW, etc), ELECTRICAL EQUIPMENTS ( DB, MDB, PANEL, EMERGENCY-EXIT LIGHTS, Generator, etc), MECHANICAL EQUIPMENT ( FANS, PUMPS, etc), PLUMBING (WATER TANKS, etc) in a format of per quantity with its respective location and includes also the non-equipment like drainage cleaning on each property in order to finalize and plan the PPM Schedules as per frequency in accordance to Maintenance Contract.

Solely managing and planning the entire PPM of AAFM Properties having the total Asset of 56170 Units (HVAC Equipment, Electrical Equipment, Mechanical Equipment, Plumbing Equipment including Drainage PPM, Kitchen-Bathroom Sinks).

Coordinate and communicates with Property Management and Operation Maintenance Team for all PPM related works respectively.

Communicates with tenants if there’s any PPM concern they want to clear up in case which the Operation Team can’t manage.

Sending PPM Work Order Requests to the Call Center prior on the agreed PPM Schedule.

Monitor the AMC/Contractor PPM Schedule, coordinate with the Operation Maintenance Team and Work Order accordingly.

Review the quality of PPM Activity through random site checking without notice and feedback to Head of Operation Incharge to resolve shortfalls and improve standards.

Monitoring of PPM Completion and reviews the overall evaluation done by the ISO Audit.

Calculating the monthly KPI’s on Area in which area are composed of many Properties and this will to be submitted to General Manager.

Collecting equipment data from the Operation Site in- charge and assisting the Facilities Manager with ensuring that all facilities are safe by planning the preventative maintenance activities in coordination with the Work Management Center/ Call Center.

Develop and maintain equipment specific PM tasks and schedules.

Plan, organize and schedule necessary resources required to accomplish maintenance activities.
