PROFESSIONAL EXPERIENCE:

Mortgage Loan Underwriter (6/2013 - current)

My lending authority with TIAA Bank/Everbank has been for portfolio non-

conforming, agency conforming, and HELOC products, with the majority being

portfolio loans. In this capacity, the loans I've underwritten are

typically complex, often for high net-worth clients. Examples of scenarios

I regularly encounter are tax return analysis involving ownership interest

in several businesses and/or investment properties, income from sources

such as trusts, capital gains, interest & dividends, as well as non-QM

aspects such as elevated DTI, asset amortization, restricted stock, and

evaluation of assets of varied types (equities, trust-held funds, etc). I

maintained production and quality standards in keeping with changing volume

and business needs, and worked in all three of our mortgage lending

channels: Correspondent, Retail Branch and Retail Direct.

In addition to my day-to-day underwriting duties, I also worked on several

projects:

. Due diligence reviews of various lender loan pools to ascertain

overall risk and determine whether or not we would purchase the pools.

Required review and application of individual lenders' guidelines,

writing findings reports, and submission of findings through a

Sharepoint site for Credit Risk and Senior Management to use in final

determination regarding pool acquisitions.

. Process flow revisions: Review and mark-up of Underwriting functions

and process flow documents with submission to management for changes

to published policies

. Mentoring: Conducted side-by-sides with Processors during their

initial loan reviews, as well as during my initial, condition and

final approval reviews. Provided written feedback reports to

management regarding where there appeared to be individual or group

trends, what seemed to be working and what could be improve upon,

where there were learning opportunities, where procedure was not being

followed. Also partnered with less-experienced Underwriters and Loan

Officers on topics such as guidelines, differences between products,

process flow.

INTERTHINX

Audit Supervisor (12/2010-6/2013)

Responsible for management of a FNMA mortgage audit team.

. Trained new employees on requirements, guidelines, documentation

standards, rationale write-ups, operating system use and findings

submission procedure.

. Performed quality review on samples of submitted loans and

communicated required revisions. Evaluated and communicated QC

feedback to auditors, and relayed resolutions and remediation plans to

QC Supervisor.

. Worked closely with Production Manager to ensure production and

quality goals were met. Provided mentoring partnerships and worked on

a personal basis with employees who had production issues in order to

improve their efficiency and work-flow.

. Provided feedback to team members on team and personal quality and

production performance.

. Maintained records of all individual auditor underwriting submissions,

findings, production numbers, QC and FNMA results and reported to

senior management as required.

. Conducted regular one-on-ones and annual reviews with all team members

and developed and implemented action plans as needed.

Quality Control Auditor (5/2010-12/2010)

Promoted to Quality Control (QC) Auditor three months after employment

began at Interthinx.

. Responsible for performing QC reviews of the completed FNMA

underwriting audits prior to delivery to the client, compiling

findings into reports, and communicating findings to auditors,

supervisors and QC management.

. Trained new QC team members on the role and functions. Acted as a

mentor to employees moving from processing roles and other audits onto

the FNMA project, by training them on requirements, guidelines,

documentation standards, write-ups, data entry and submission

procedures.

. Also worked on special projects as required, including most notably,

platform change. Worked on team that proposed requirements, performed

individual testing of incremental roll-outs, developed and delivered

training for all roles effected, served as a mentor on the floor

through phase-out of prior platform and move into new one.

Auditor - FNMA Project (2/2010-5/2010)

Responsible for post-close underwriting audits of mortgage loans to

identify guideline variances and/or misrepresentation in early payment

default and foreclosed loans.

. Pulled and reviewed research documents from multiple 3rd party

providers

. Assembled exhibit packages in support of audit findings

. Prepared written recommendation reports for delivery to FNMA along

with applicable supporting exhibit packages.

. Accurately and efficiently maintained my pipeline of loans, turning

them around in required timeframes and reporting on status to

management as required.

STATE FARM BANK

Bank Business Analyst (2/2008-2/2010)

Responsible for managing and leading numerous projects within the mortgage

lending department.

. Prepared proposals and impact analysis reports and completed

implementations regarding our business model and process flows.

. Executed configuration changes to our loan operating system including

writing requirements, conducting user acceptance testing, and

providing support to employees on the floor after roll-outs.

. Developed and delivered training courses on multiple mortgage loan

topics as well as for major system implementations.

Underwrote conventional, conforming, jumbo, and portfolio loan products. I

was assigned specifically to work on loans submitted by less seasoned

Processors in order to mentor them, teaching guidelines, how to submit a

complete loan package, calculate income, evaluate assets, review

appraisals, title, etc.

CORNERSTONE MORTGAGE

Executive Assistant (3/2004-5/2005)

Worked directly for the owner of the company. Prepared daily pricing,

maintained investor relationships in order to offer new products and

competitive pricing, brought new investors on board, worked with owner and

loan originators to prepare marketing materials, tracked pipelines, and

maintained relationships with numerous realtors to promote future business.

INTEGRA BANK

Bank Originations Liaison (12/2002-10/2003)

Developed training for field loan originators in the banking centers.

. Traveled across Indiana, Kentucky and Illinois, delivering the

training courses, ranging from how to complete an application, loan

guidelines and product parameters, to income & asset and appraisal

workshops.

. Pre-underwrote all loan submissions sent in by originators, providing

written feedback and recommendations. This pre-underwrite process

greatly improved the quality of loan submissions, as originators were

constantly educated on requirements and updates.

Mortgage Loan Underwriter 12/2001-12/2002

Underwriting and signing authority for conforming, conventional loans.

Underwrote and prepared recommendation reports for portfolio and jumbo

products, and then submitted to executive loan review board for final

approval.

NORTH AMERICAN SAVINGS BANK

Mortgage Loan Processor/Underwriter (6/2000-5/2001)

Processed and underwrote conventional, conforming pipeline. Processed and

pre-underwrote portfolio and government products, which were then submitted

to our Senior and DE certified Underwriters for final signature.

FIRST NATIONAL BANK

Mortgage Loan Underwriter (5/1997-5/2000)

Underwrote conventional, conforming loans with sigining authority. Pre-

underwrote jumbo and portfolio products, with final sign-off from senior

underwriter. Also piloted FNMA's Desktop Underwriter system, ultimately

resulting in the bank making the decision to implement the use of automated

underwriting for conventional products, as opposed to manual underwriting

of all loans as was previously done.

Requested all necessary loan disclosures and documents, evaluated credit
