Cold call prospector to new small to medium sized businesses that need capital funding for equipment/machinery, merchandise or expansion. Providing a capital funds needs analysis, and based on the company gross monthly revenue, and credit score are generally approved within hours. Most of the contracts I manage are D.B.A.’s, which have been operating less than one (1) year but longer than (4) months and have a below average credit score. Most are unable to obtain capital through traditional channels (banks, credit cards, private equity) and are willing to pay a higher fee in return for cash that is generally approved and provided within (24) business hours.

APPOINTMENT SETTER/LEAD GENERATOR

As an appointment setter, I prospected through cold calls for an agent throughout the Minneapolis, St. Paul metropolitan and surrounding areas. I utilized a predictive dialing program/CRM tool called MOJO Sells. The goal was to create 50 opportunities per month, 20 face to face appointments scheduled and verified along with 30 nurtures per month. I met and surpassed my quota monthly. I also emailed said agent the scheduled appointments for the week along with a running monthly calculation on potential sales and commission values, listings and follow up data.

In the 7 months I worked for this agent through an agency and also as an employee, I surpassed the entire 114 agent sales force setting record F2F appointments and nurtures each month. Total sale to close value through the agency was 49.7%, over all $445Million in potential sales through F2F appointments and nurtures, and an estimated $23.8Million in potential commissions. As a Keller Williams employee I provided the Holmes Group with an outstanding overall close ratio of 81.9%. 1 in 1.2 Face2Face appointments I set for Joe Holmes, signed. I also set a one day record through the Holmes Group with a one day close of a 107 unit condo deal with an impressive $4.8 Million in potential commissions coming from presale, if quota was met in the 1st 90 days, an additional 650 units in presale would be allocated along with a project to develop units throughout the St Paul metropolitan area.

APPOINTMENT SETTER/ISA/LEAD GENERATOR

As an appointment setter, I made cold calls for 8 of the top real estate agents in 8 US metropolitan markets, utilizing several predictive dialing/CRM tools such as MOJO Sells, Leads Today, Vulcan 7, and C-INC. My main objective was to make sure my monthly quotas were met on time. My goal was to create 40 opportunities per month, per agent…10 F2F appointments and 30 nurtures. I set a company record with a combined total 645 F2F appointments & nurtures with a potential sales value of over $980Million U.S., a potential commission value at 3% of over $29.4Million USD in 9 months from 1/1/17 – 8/19/17 .

My responsibilities included cold/warm prospecting utilizing a proven and repeatable sales system, backed by market research, that has been repeated hundreds of thousands of times across many different campaigns and sales markets, conversational qualifying and closing methods, managing 8 different dialing zones; all the while provided training to new appointment setters as they were assigned to mine, and other accounts. A spread sheet, with complete prospect information providing the agent with real time statistics along with a commission counter which added up the total potential sales and commissions achieved up to the minute was also updated as each appointment was confirmed.

Other responsibilities included scheduling all F2F appointments and follow ups. I became involved in sending greeting cards for birthdays, anniversaries and the like along with thank you cards to the nurtures providing a continuous contact base with future customers/clients, creating an endless lead flow and opportunity list for future buy/sell opportunities per customer.

As a legal assistant, my core responsibility was to interview and submit applications for the difficult to contact, or no contact clients. Normally these were mentally ill MH/MR clients who could not or would not comply with face to face interviews at the Social Security Administration and/or submit to the SSA (social security administration) DDS (disability determination services) for a review and/or interview to complete an application for disability insurance medical benefits.

I created the dialogue used for interviewing these mentally handicapped clients and implemented training guidelines, by creating a process in interactive models, typically so those who were paranoid, schizophrenic, delusional, bi-polar, or manic depressive, able to have their voice heard rather than delaying an already borderline application process that was more like ordering interviewees to answer questions they were barely familiar with, much less have answers to dates and times, medications, doctors names addresses or dates of vital information needed for the completion of disability insurance benefits applications.

In addition to creating the dialogue used for these hard to complete applications, I also trained legal assistants on how to interview via internet or telephone..

As a legal and medical interpreter, I worked on many cases that involved court hearings and sworn testimony, depositions and witness statements. Working as an interpreter both as a simultaneous or consecutive interpreter, my goal was to completely represent the client without faltering and or leaving any of their testimony out of the interpretation, thus making their information as accurate as allowable.

I worked with a myriad of government agencies throughout the U.S. I also worked with many public companies that required the help of consecutive/simultaneous interpreter services.

I often interpreted for the SSA/DDS (SOCIAL SECURITY ADMINISTRATION, DISABILITY DETERMINATION SERVICES) For cases that required extensive testimony at times reaching 7 and 8 hours in length, or testimony that relied heavily on a person who was either bipolar or attention deficit hyper active disorder where it was very difficult for most to interpret because they were not properly trained with the MH/MR.
