Electrical & mechanical activities:

10x80KVA, 1x30KVA, 1x40KVA, 2x20KVA GE Make UPS Operations

7x500KVA Diesel Generator sets operations & maintenance.

2x200KVA, 3x176KVA EMERSON make UPS operations.

2500KVA Transformers with 11KV incoming supply operations & maintenance.

HVAC System- 180 TR of Carrier make chillers operation and maintenance.

Fire hydrants & sprinklers Maintenance. Regular checkups for fire hydrant pumps.

Operations of WLD, VESDA, PA & Fire alarm, Access, CCTV systems.

Facility Management:

Preventive maintenance of Transformers, Diesel Generators, Chillers, AHU’s, Motors, Breakers, UPS systems.

Prime objective is to ensure Zero downtime, Zero complaints and strict adherence to the defined SOP and PPM systems to achieve the goal of best ‘CUSTOMER SATISFACTION’.

Planning & taking responsibility for smooth operations of all mechanical, Electrical works pertaining to the Property.

Effectuating preventive maintenance schedules of plant assets, conducting periodic checks to ensure performance of various equipments.

Troubleshoots plant electrical problems to determine their cause and recommends options for eliminating such problems. Includes carrying out tests on equipment

Preparation & distribution of work schedule for the junior level staffs, various checklists for indoor & outdoor maintenance of the buildings, preparation of various specific routine operations schedule.

Liaising with Electricity & different vendors, subcontractors to fulfil the specific requirement needs.

Daily facility rounding with the team to monitor and plan the operations.

Certifying & releasing payment of day to day & monthly bills of vendors & material purchases as per the rate contracts finalized by Supply chain management.

Coordinating with developer and Finance for on time payment of water, electricity & maintenance charges.

Resource planning, vendor selection process including identification, deployment requirement, partnering with supply chain team for AMC & Contract finalization.

AMC and vendor management in terms of renewals / additional requirements.

Ensure strict compliance to all statutory requirements of Vendors and suppliers.

Ensure strict compliance to agreed service levels with vendors.

Publishing monthly management report to Site Head.
