PROFESSIONAL EXPERIENCE

2016-2018 Welty Building Company, Fairlawn, Ohio

Project Manager on design build Bright Farms Greenhouse in Abilene Texas, Bright Farms Greenhouse in Wilmington Ohio, Huntington National Bank, Covington Kentucky and Cleveland Local School District- Wilbur Wright and Ben Franklin campuses. Providing Design Builder at Risk and Construction Manager at Risk services. Responsible for client relations, meeting/exceeding projected profits, all financials, administration, project procedures, coordination of design team and sub-contractors, purchasing, buy outs, safety policies and procedures, claims management/mitigation and schedule management using Lean Construction methodology.

2012 Hammond Construction, Canton, Ohio

Project Superintendent on design build MCESC in Canfield Ohio, Mount Union Fine Arts, Altercare Dialysis, Beaver Local site work package and new twenty million dollar Niles City Schools. Provided Agency Construction Management, Construction Manager at Risk and General Contracting services. Responsible for client relations, self-performed work, project procedures, coordination of prime and sub-contractors, material take offs and purchasing, safety policies and procedures, claims management/mitigation and schedule management.

2009 Alltek, Pittsburgh, Pennsylvania

Project Director. Duties: Leader of multiple project teams. Managed seven projects simultaneously, starting at project conception to completion. Projects include expansions, renovations and ground up construction of Art Institutes and South Universities throughout the United States. Projects range from $500K to $8 million. Created high level budgets working closely with the Finance Department and Relationship Managers.

2008 KeyBank, Cleveland, Ohio

Senior Construction Manager. Managed a portfolio of thirty one projects estimated at over thirty five million dollars. Showed a cost savings at Key Bank of approximately $400,000.00 in 12 months. Utilized Key’s construction tracking system to create detailed budgets classifying estimated values by CSI cost codes to allow for efficient capitalization of construction costs into Key’s fixed asset system. Met with Key’s project team including designers, transaction managers, property managers, phone and data managers and line of business managers to provide explanations of budget estimates, variances between estimates and actual for costs and timing of construction projects.

2005 Kenmore Construction Co., Inc., Akron, Ohio

Project Manager on eight-hundred million dollar Ohio School Facilities Commission/Akron Public Schools Building Program. Provided Agency Construction Management Services. Reported directly to the Ohio School Facilities Commission. Directly responsible for five concurrent projects including three elementary schools, one high school abatement, demolition and renovation and one elementary school abatement, demolition and new construction projects totaling approximately 60 million dollars in hard and soft costs. Responsible for client relations, bidding process, contract administration, project controls, project procedures, coordination of field staff consisting of five people, claims management/mitigation, training and development of support staff.

Project Superintendent on new sixteen million dollar Jennings Community Learning Center project. Provided Agency Construction Management Services. Responsible for client relations, coordination of preconstruction activities, bid documents, project procedures, coordination of prime contractors, safety policies and procedures, claims management/mitigation, schedule management and training and development of support staff.

Project Superintendent on new twenty-seven million dollar Massillon Middle School project in Massillon Ohio. Provided Agency Construction Management Services. Responsible for client relations, coordination of post construction activities, bid documents, project procedures, coordination of prime contractors, safety policies and procedures, claims management/mitigation and schedule management.

2003 R.P. Carbone Company, Mayfield Heights, Ohio

Project Superintendent on twenty-five million dollar Ohio School Facilities Commission/Pymatuning Valley School District building program. Provided Agency Construction Management Services. Report directly to the Ohio School Facilities Commission. Program consists of new middle school, renovations/additions to the existing high and elementary school buildings and three million dollar locally funded auditorium facility. Responsible for client relations, coordination of preconstruction activities, bid documents, project procedures, coordination of prime contractors, safety policies and procedures, claims management/mitigation, schedule management and training and development of support staff.

1986 United Brotherhood of Carpenters and Joiners of America

Project Superintendent-Carpenter Foreman-Carpenter on various general trades/general and subcontractor projects in the healthcare, military, commercial, retail and institutional sectors. All projects managed were partially or entirely self-performed delivery. Responsible for all field activities focusing on safety, cost, quality, material procurement and schedule adherence. Managed field staff from five to twenty plus man crews. Contract values for projects ranged from twenty thousand to fifteen million dollars.
