Self-Driving Construction Developments and

Construction Project Management Professional Summary Before presenting my curriculum let me explain that it can’t show all my abilities as self- driving decision maker / manager that can be offered to your company. If the below information attracts, please ask for a personal interview where you can value me directly and would be easy for you to clarify all what I can bring to your team and projects for the benefit of all the stake-holders.

Two basic areas of expertise: Construction and Project/Business Development and Management:

Preconstruction and Construction Management and Estimating:

• More than 20 years Preconstruction and Management of Construction Projects including high rise, industrial and high-end custom homes from the very beginning since feasibility analysis, developing the project, estimating the project, permitting, management of contracts and budget, and scheduling, to closing and final delivery on budget and on time.

• Organizing all construction activities, stakeholders, developers, subs, contracts and purchases to achieve optimal profitability and on time delivery according to specifications and compiling with security procedures for ensuring that safety and both the Owner’s expectations and budgetary guidelines are met.

• Major duty was the management and before schedule delivery of a High-Rise building of 18 stories (3 underground) with 180000+ SF and more than 150 permanent workers, and construction of a wood processing facility for receiving big trees until converting to plywood laminates – this facility had massive concrete foundations to support the huge machinery with error allowances of +/- 1 4” and using about 3000 CY of concrete.

• In the last three years working in the high-end luxury residential area, estimating and scheduling more than 40 high-end custom homes individually designed, valued in total more than $100 Million. Senior Project Management and Estimating of various custom-homes construction valued in total more than $30 million, delivering projects according with specs, before scheduled time and according to budget.

General Business Management and Projects: Based on performed jobs and acquired experienced the most relevant activities performed at the managerial level were:

• President and General Manager of various companies and projects, performing their design, founding and organizing them, as well as stating their goals and milestones. Able to manage a high number of employees and to provide adequate motivation. A high ability to negotiate representation agreements, contracts and credit lines with vendors and direct dealing with key customers to obtain contracts. Major accomplishment was converting in 3 years a company with annual sales of

$100,000 into a company with $12’000,000 of annual sales and 30% market share.

• Overall direction of wholesaler and retail computer companies, including the management of all areas: Finding vendors, international purchases, imports/exports, sales, post-sale, accounting, services and consulting. Ability for coordinating all of these areas, and for working on a budget and goals basis. Practical experience with both suppliers and dealers, including final customers, by applying a high negotiation capacity. Initiative, pro-activity and the ability to found and to develop enterprises.

• Wide experience in managing enterprises with a substantial number of personnel

(over 100 people) and coordination of diverse processes, including sales personnel of over 25 people. Knowledge and ability for negotiating with wholesale suppliers and dealer strategies for convenient positioning their products and/or services in the target markets. It includes the management of budget, credit lines and banking agreements.

• Practical ability for developing enterprises, from the conception of a "Business Plan" suited to real conditions of the enterprise and its market, up to the elaboration and execution of said plan while complying with stated goals for a subsequent sale with huge profit. Includes visualization of the project, feasibility study, founding, design, implementation of equipment/personnel, and negotiation of agreements with vendors and design of marketing and sales strategies. It requires learning and developing a working knowledge of the kind of business that was established. The businesses and areas explored were: Construction, Restaurants, Printing/Advertising Company, Computer Retailer and Wholesaler, Radio Broadcasting Station and Software design and implementation. Experience with Computer Programs and Project Management Software. Emphasis on profitability and timely delivery of projects maintaining job security.

• Management experience in the hardware, software, and import/export industry in Latin America and in USA for 10 years with a strong emphasis in development companies, sales to wholesalers, customer service and marketing maintaining an overall profitability.

• Experienced in directing, supervising and developing an effective, cohesive company team included sales, customer support and service areas, with excellence in time management and organizational skills keeping always in mind customer satisfaction.

• Knowledge and ability to define institutional requirements and to state global solutions, both of personnel and of computer equipment, including networks, administrative procedures, development, programming, adapting computer and managerial systems, in order to get a modern and improved global management of any enterprise.

• Strong communication skills including oral, written and listening skills. Ability to understand and communicate technical concepts and drawings. English and Spanish.

• Very good knowledge of accounting and planning procedures, analysis and budget planning and compliance.

• Capacity to make prompt decisions, accurate assessments of problem areas and develop effective solutions.
