6/05 – 3/18 Kaplan Properties Cinnaminson / North Brunswick, NJ

Property Manager-Originally hired as the company’s Corporate Relocation Director was solely responsible for corporate outreach. I was then promoted to Assistant Property Manager after one year. Job duties included responsibility of legal, delinquency (in which I reduced property delinquencies by over 70%), leasing, renewals, resident retention, resident function planning, staff scheduling, marketing reports & traffic reports. I assisted in property budgets, bid acquisitions, monthly variance meetings and interviewing of applicants for employment, handling of residential concerns and property issues on a daily basis for approximately five associations and over 500 units. The Latest promotion occurred in November of 2008 to Property Manager for a new site in Cinnaminson, New Jersey. Responsible for a 405 unit property. My current position has encompassed all said above skill sets and duties but also added sole responsibility for creating an operating budget and ability to work within. Hiring and cultivating staff. Leasing Consultant- Focus of position was very customer service centric, with additional responsibilities in resident retention, community function planning, sales and the overall growth of their newest acquisition, Liberty Towers, two 37 story residential and retail towers. Balancing new construction complications with residential concerns had been my primary focus. With my continued persistence with resident retention, well above average closing ratios and customer minded approach, this 648 unit property has grown from 0% to approximately 97% leased and stabilized all in the course of one year.

2/99 to 6/02 Avalon Bay Communities West Windsor, NJ

Leasing Consultant - Responsible for developing, maintaining and managing client relationships within the Avalon Watch Community. Specialized in growing revenue for our community by leasing more than 100 homes generating over $1M in revenue in my first year alone making me a key contributor to the business. Exceeded 1999, 2000 and 2001 annual revenue objectives. Held accountable for growing and managing the entire base of clientele across the community. Also responsible for the properties fair housing program run in conjunction with the local township. In an effort to continue to attain new set skills, I took advantage of all training classes offered in sales, computer software and fair housing.
