Owners defaulted on loans to bank/holder of first deed of trust and terminated all business operations. Re-established golf course operations; engaged in detailed analysis of general business operations for determination of feasibility of re- opening hotel and restaurant/banquet operations. Re-establishment of operations required engagement with local community and business groups to re-establish golf operations. Negotiations with creditors regarding severely delinquent bills. Yacoobian Enterprises, LP, Los Angeles, California Served as general business receiver for three residential hotels with commercial rentals in the downtown Los Angeles area. Served as rents and profits receiver for multi use automotive service rental property in Canoga Park, CA. Operated the hotels on a day to day basis; implemented computerized accounting systems and brought accounting current (120 days delinquent), including computerized tracking of revenues and expenses; negotiated new retail rental agreements; established repayment plans for late and non-payers to reduce evictions. Results included positive cash flow, significant reduction in delinquent accounts (all within 30 days) and scheduling of deferred maintenance schedule to ensure continuous operation of the property without interruption.

Appointed by the United States Bankruptcy Court for the Northern District of California for the purpose of reporting to the Court regarding patient care provided by Hospital, as well as identifying issues arising during the course of a Chapter 9 (municipality) bankruptcy proceeding.

Kern Valley Healthcare District, Mountain Mesa, California (74 beds) Assumed management of the operations of a troubled distinct part skilled nursing facility owned by the Kern Valley Healthcare District. Administered day-to-day operations of facility, including significant staff training, implementation of new policies and procedures and significant interaction with Department of Public Health. Prior to assumption of management, the facility had experienced 3 substandard surveys, with deficiency levels in multiple areas ranging in scope and severity from levels G to L, including an immediate jeopardy for medication errors, with only 10 days from revocation of Medi-Cal and Medicare certification and imminent closure by the California Department of Public Health. Within 3 months, the facility was returned to professional standards of care and received a zero deficiency survey. Daily management of operations has been returned to Healthcare District’s long term management. 5/07 – 5/08

Palm Drive Nursing and Rehab, Sebastopol, California (36 bed hospital) Engaged for the purpose of administering closure of District Hospital, including creation of Plan of Closure, interface with State and Local officials, Ombudsman, patient families and Residents regarding closure of Hospital and discharge of patients and relocation of residents to other suitable environments, including appropriate alternative facilities. 4/06 – 4/07

Assumed management of the operations of a troubled skilled nursing facility. Administered day-to-day operations of facility, including significant staff training, implementation of new policies and procedures and significant interaction with Department of Public Health. Prior to assumption of management, the facility had experienced multiple substandard surveys and the threat of imminent closure by the California Department of Public Health. Within 3 months, the facility was placed in substantial compliance and passed its survey.
