RECENT SUMMARY OF DEVELOPMENT/CONSTRUCTION EXPERIENCE:
2004- I sold a 24 acre tract, zoned commercial development to a local Charleston Architect, Neil Stevenson. Haven’t been updated on whether he ever developed it. This was an abandoned sand mining operation, that was now in located’ in a heavy urban area. There were abandoned railroad and utility easements to remove, curb cut/access issues, and down-zoning issues and from a commercial use. In addition to environmental concerns, there was a very large sand mining hole on the site, now filled with water. Both storm water and soils issues were in play. Buyer’s plans were to develop an urban residential development. I sold this for my client, a family trust for the late SC Chief Justice Jean Toal’s family.
2005- I sold 8+ acres of prime commercial property, to a PUBLIX developer in the fast-growing Mt. Pleasant (Charleston suburb). This was at a time when Mt. Pleasant was the most difficult municipality in SC to get a land development/building permit. It took 2+ years of due diligence and numerous revisions to the sales contract (land lease). Along the way, I was involved in zoning battles, site plan approvals, the addition of an underground storm water run-off storage facility, utility easement abandonments, and numerous site plan reworks. This Super-PUBLIX was finally built by the developer, Watkins Development out of Atlanta. It now successfully operates in Mt .Pleasant.
2012- Under a short-term contract, I helped with site selections for a start-up cell tower company. To do this, I used both Google Earth, Bing Maps, county RMC records and recorded legal documents. Due to an air-tight Non-Disclosure Agreement that I signed, I cannot name the company.
2016-2017- While doing free-lance architecture jobs, I contracted to do 5 projects for warehouses, for Abel Building Systems out of Orangeville SC. To achieve these building permit approvals, I researched building codes, and all steps of the development process (Site Plan Approvals, Engineering approvals, EPA approvals, SC Highway, and Building department reviews). All projects met their tight deadlines for plan approvals. I also completed As-Built drawings for an existing 80,000 sf. office/ warehouse for
