As you will find, I have a number of years experience in the construction industry of which I started as a tradesman, primarily in commercial framing and concrete but then ventured on into multi-trade experience in both new commercial, high end and production residential, as well as the tenant finish/ remodel sector as well. In the mid eighties I earned an Associate’s Degree in Construction Management and have been actively involved in construction management ever since. My involvement, as you will find, has been quite diverse. I have achieved goals and successes in various capacities ranging from either onsite Superintendent, Project Manager, Quality Control Manager (USACE CQMC certified since 1995 w/ recent security clearance / EAL background approval @ Whiteman AFB, MO on LEED Gold project, Buckley AFB, CO and more recently Dept. of Veterans Affairs, FBI P.I.V. and security clearances), Estimator, Safety Coordinator and Operations Manager with duties that range from pre- acquisition of property, pre-development (planning, zoning, estimating and feasibility due diligences), contract administration, scheduling and budgets as well as actual on and off site construction management of both horizontal infrastructure and vertical construction of projects through the eventual but timely as scheduled and financially successful achievement of project completion and acceptance.

My careers’ initial involvement started in the commercial markets and the successes achieved eventually lead me into the residential markets in the late 90's with the multifamily (high density) and assisted living booms to instill the disciplines of USACE QCM / commercial construction into the main stream, of which I have been and continue to be extremely successful, insuring quality control and assurance via thorough risk management due diligences and project understanding, then bringing me back again into the commercial markets in both the private sector as well as extensive public / government projects with both Federal and State agencies.

Other credentials I have achieved throughout my career include, but are not limited to, Construction Quality Management for Contractors Certification (QCM) by the U.S. Army Corps of Engineers (maintained since 1995 to the present as well required security clearances), OSHA 30 Safety & Health Certification, Infectious Disease Control & Barrier Precautions Training, Asbestos Awareness Training / Level 4, American Red Cross First Aid/CPR/AED Certification and of late have been focusing energy on LEED accreditation (AP/NC) preparation and build green techniques and technologies.

The willingness to travel does exist and is always open for discussion. Onsite Project Manager overseeing three concurrent DPS Renovation / Bond projects with a combined value of $700K, completing all three on schedule and under budget as well as responsible for the discovery and acquisition of project Change Orders totaling nearly $200K during the construction process.

9/2010 – 3/2013 - Calahan Construction Services – Denver, CO – Project Manager / USACE Certified QCM / Supt.

Onsite Project Manager overseeing the construction and completion of BioMass Boiler facility for Boulder County in association with the City of Boulder and the Federal Stimulus Act and Build Green America, Boulder County Haz Mat Facility (HMMF) as well as numerous other commercial projects (see projects list). Duties also involved contract preparation and buyout, review and processing of submittals as per contract, project schedule preparation and monitoring and daily job site coordination.

Quality Control Manager for 200 square, 2 building roof replacement with fully adhered tapered ISO and Soprema Cold Applied Membrane Systems in association with the U.S Army Corps of Engineers and the U.S. Army Reserve Re-Roof Initiative. Oversee onsite supervision and construction management of an eight (8) story $25M luxury condo with hotel amenities project in the Mountain Village area of Telluride. Tasks included but not limited to the takeover of an already started project that was through the excavation, hillside shoring and partial foundations. Troubleshoot and resolve issues that developed prior to my arrival and proceed with the structural steel achieving successful and profitable completion of high end luxury product.

2/2006 – 8/2006 CFC Construction, Inc., Golden, CO - Project Manager - (On & Off Site)

Oversee the construction of $27M steel construction, high-end condo project in Avon, Colorado. Tasks included but not limited to project bid, buyout, contract preparation and award, budget preparation and tracking as well as schedule preparation and tracking. Coordination of and negotiations with owners and their representatives including architects and engineers as well as the governing agencies such as the Town of Avon, dry utility providers and CDOT. Oversee submittal and RFI processes to assure compliance as well as the preparation and presentation of pay applications to owners. Prepare Job Forecast Reports, Cash Flow Summaries and projections, Owner Change Orders etc. Coordination of project team consisting of Project Engineer, Project Coordinator, Project Administrator and Superintendent as well as all subcontractors.

3/2005 – 2/2006 Springfield Construction Denver, CO - Project Manager / Land Development

Oversee land development / infrastructure construction for 80 acre subdivision in Parker, CO estimated budgets approx $25 million. Assist w/ budget preparation and tracking, schedule preparation, implementation and tracking, vertical construction bid out, contract negotiations and award. Coordination of and negotiations with governing municipality officials from Planning & Zoning, Public Works & Engineering as well as on site personnel. Oversee vertical construction of 400+ units within project containing high (condos), medium (townhomes) and low (SFD) density product including from bid out to Certificate of Occupancy.

8/2003 – 3/2005 Liberty Home Building @ Summit Ridge, LLC - Denver, CO - Project Manager, Accepted responsibility of multi-family project 90 days behind schedule of which 30 days later we had successfully recuperated 60 of the 90 days lost. Manage and negotiate w/ all subcontractors and vendors, governing municipality officials for all projects as well as budget reconciliation & preparation, schedule preparations and implementation along w/ on and offsite project supervision of all projects to completion.

Involved in all aspects of locating and due diligences of potential land acquisitions including feasibility budgets with report preparation for corporate review and approval. 8/2017 – 4/2018 – Project Manager/QCM/Superintendent on the Grand Junction VAMC Replace Underground Steam Mains Project that after a 1 year negotiations process with VA Contracting, was able to obtain funding for a $500K contract MOD for the Asbestos Abatement required during the removal of existing steam mains bringing the total contract amount to $2.2M, completing said project 3 months early and realizing a 27% +/- net profit.

3/2016 – 8/2017 – Project Manager/QCM/Superintendent for the $1.7M Replace Underground Steam Mains Project, of which consists of the removal and replacement of complete steam distribution system throughout the Grand Junction VA Medical Center campus as well as the replacement of all the pumps, steam traps and other related equipment located in a number of the campus out buildings including the Boiler Plant. Unfortunately, when preparing to start U.G. remove and replace, unforeseen site conditions were discovered, the existing underground piping had an exterior pipe wrap containing ACM’s. The past year has involved endless hours of negotiations, coordination’s and pursuits of funding, (Prior Year Priority Funds Requests) of which we have finally reached agreements that will allow the project restart and completion.

10/2016 – 1/2017 – Project Manager/QCM/Superintendent for the $300K OPA Security Enhancements Project overseeing the construction of vehicle resistant crash planters and other resistive barriers at the main entrance of the Grand Junction Veterans Affairs Medical Center as well as realignment of surrounding sidewalks, patient p/u and drop off drive lanes and associated landscape/ irrigation improvements and restorations

4/2016 – 7/2016 – Project Manager/ QCM for the $250K North Sidewalk and Bus Pullout Project consisting of approx. 900 lineal feet of sidewalk realignment, the addition of Grand Valley RTD Bus Pullout with waiting area and associated landscape and irrigation along North Ave. / Hwy. 6 in Grand Junction, Colorado on the Grand Junction VAMC frontage in association/coordination with the City of Grand Junction, Colorado Department of Transportation and the Department of Veterans Affairs.

2/2016 – 9/2016 – Project Manager/QCM/Superintendent for the $265K Eliminate Domestic Water Line Dead Ends Project which consisted of the removal of domestic water line dead ends and creating a recirculating system during evening and off hours in the continuing efforts towards the mitigation of the Legionella bacteria within the water supply system throughout the Grand Junction Veterans Affairs Medical Center without disruption to the daily operations of the hospital.

10/2015 – 06/2016 – Project Manager/QCM/Superintendent for the $2M Replace Emergency Generator for Boiler Plant construction of new 750kw, No.2 diesel fueled Cummins Generator with integral double walled and monitored fuel storage tank along with 16’ tall cast in place concrete enclosure w/ interior Boiler Plant modifications.

11/2014 – 2/2015 – Project Manager/QCM/Superintendent overseeing the $250K Retro Commissioning Deficiencies Project of which consisted of the installation of thermowells and associated controls during evening hours allowing water temperature monitoring in efforts toward the mitigation of the Legionella bacteria within the hot water supplies throughout the Grand Junction Veterans Affairs Medical Center.
