Work History:
Topper Construction Company: June 2017 Present
Topper is primarily a roofing company. As a project manager for Topper, we are tasked with project take-offs after the project is sold. Project managers are also responsible for profitability on each project. I am personally responsible for the budget and schedule compliance. PM’s are responsible for job site safety compliance with all subcontractors. Currently tasked with the following projects: Springwell Senior Living (Baltimore, MD), Heritage Overlook (Glen Burnie, MD), Box Hill Phase II (Abingdon, MD), Pondview Clubhouse (Millersville, MD), and Mt. Jezreel Senior Living (Silver Spring, MD) facilities. Each of these facilities are slab on grade and are stick framed.
MOSS Building and Design: May 2016 June 2017
Being a PM for MOSS entails projects from start to finish. PMs are tasked with concept plans with the architects and engineers, design aspects, and cabinetry. PMs are responsible for projects timely completion and budget constraints. PMs are tasked with material take-offs, project buy-out, and hiring of contractors to complete the work. PMs are also responsible for schedules, inspections, collecting payments, and remediation of inferior work. MOSS is a recognized leader in the home remodeling industry and I take great pride in working with MOSS to make. Homeowner’s dreams a reality. As the Project Manager, I am responsible for the entire field production operation. I discern the needs and goals of each client and facilitate the achievement of those objectives through carefully balanced planning and execution while incorporating safety, tidiness, timeliness and personal responsibility for the finished product. I am the face of safety for MOSS. I prioritize the safety of my contractors and my co-workers. I ensure contractors and employees follow safety guidelines when on my job sites. I am the face of the MOSS to the client and subcontractors and I always represent the company with professionalism, caring and understanding of the needs of the client. I use electronic files, drawings, sketches, and other forms of media to manage a project and take it from start to finish. I am accountable for everything that takes place on a job.
84 Lumber Company: August 2015 May 2016
As a Field Installation Manager for 84 Lumber Company, there were many details that were handled on a daily, weekly, and monthly basis. Daily details included plan review to ensure that proper documents were being followed by all subcontractors, drawing updates (redline docs), RFI’s written or followed up with general contractor or the architect/engineering firms, posting RFI’s to current drawings, ASI’s followed up with estimates and schedule impacts, placing any orders for materials such as wood, bolts, glues, anchors, trusses, windows, hardware, daily reports etc. Weekly duties included safety meetings, safety log of attendees, inventory of all lumber on site and weekly summaries of job status. Monthly duties included month-end summary of job status and materials on site along with any outstanding issues. Projects included Ashleigh Assisted Living, Singh Senior Living, and Landsdowne Commons.
Canam Steel Group: April 2014 July 2015
As a project coordinator I was responsible for: the review of purchase orders and sales contracts to ensure that legal obligations are met; Negotiate and manage sub contracts; Review specifications to ensure that the scope of the work is consistent with the bid; Review customer requests as necessary to determine change orders; Follow up with the credit department on any codes that may affect delivery; Manage the release of approvals and fabrication drawings; Coordinate with the purchasing department the procurement of raw materials; Assist the engineering/drafting department, production coordinator and customers in adhering to project schedules; Coordinate and conduct project meetings with all departments; Set up and maintain project management history files; Maintain communication with customers (phone calls, record of conversations, standard letters and notices); Write Requests for Information and follow up with customers to ensure they receive all requested information; Research accounting issues, as requested by the accounting manager; Review and resolve with the site supervisor any field issues that may arise; Process back charge forms with various departments when claims are received and negotiated; Carry out other job-related duties as assigned by the general manager. I was working on 5 projects which included: Tappan Zee Bridge, Moses Wheeler Bridge, Fore River Bridge, Whittier Bridge, and Route 21 Bridge.
JMP Real Estate, LLC: September 2007 April 2014
I was responsible for a large number of apartments, warehouses and leased homes, owned by a private holding company. In all instances, I conduct inspections, wrote scopes of work, sent out RFP’s, interviewed and hired contractors. In other instances, depending on the scope of the project, I would do the work myself. Projects to date have included roofing on two warehouses (approximately 600,000 S.F.), new shingled roofs on 24 apartment buildings, demolition of carpet in 64 units and replacing with new carpet and ceramic tile, upgrading of electrical wiring and panel boxes in several apartment buildings and electrical wiring in older warehouses, sidewalks and handicap ramps, stair railings, new hardwood flooring in 10 units, underground water piping from meter to building, pavement of two parking lots and stripping same, painting of 100+ units, demolition of old switches and outlets, installation of new switches and outlets. After contracted projects are completed, I punch-out all completed work with the contractors prior to reviewing final payment. I am also responsible for all maintenance for all owned properties which includes, but is not limited to: annual inspection of HVAC and mechanical units, lighting, parking lot lighting, fire alarm and lawn service contracts etc.
Centennial Contractors: September 2005 August 2007 (General Superintendent & Project Manager)
Loudoun County Public Schools:
CCE, Inc. is a national contracting firm, which handles mostly J.O.C. (Job Order Contracting) for government entities. I was located in the Leesburg, VA office with a contract for Loudoun County Public Schools worth roughly $8mm. This was a 5-year contract with 1-year renewals. I was the Project Manager in charge of all construction estimating, pricing, and scheduling and project oversight at each school and education facility. In this position, I dealt regularly with the Director of Facilities Management and we had a very good working relationship.
Hitt Contracting: November 2004-September 2005 (Senior Project Superintendent)
Booz, Allen, Hamilton (Annapolis MD):
This was a tenant fit out on a 5,500 sq ft space, which was completely gutted and rebuilt. The space was a secure facility for this government contractor. SCIF space.
Four Seasons Hotel (Washington DC):
This project was a complete demolition and remodel of the East Wing of the hotel which included 4 floors of unoccupied hotel rooms including restaurant and exercises facilities.
Dulles Hilton Hotel Expansion & Conference Center (Herndon, VA):
Remodeled 100 rooms, built new conference center and additional walkway interior finish work. This project completed October 2005. The conference center is approximately 11,400 sq ft and the walkway is another 1800 sq ft. The conference center is an open space with 25' high ceilings, 4 ballrooms, and kitchen, meeting areas, bathrooms and a mechanical mezzanine level.
Touchstone CPM: August 2003-September 2004 (Senior Superintendent)
St. Rita's Medical Center (Lima OH):
This was a 4-story medical facility that included 2 kidney dialysis units, the Lima Women’s Wellness Center and a medical research lab for New Visions Regional Labs. This project was a ground up building. Extensive site work for the labs was entailed. Also installed a “tube delivery system” for the labs.
Turner Construction: June 1998-June 2003 (Engineer, Superintendent and Project Superintendent)
Nationwide Arena (Columbus OH):
This is the $150mm home of the Columbus Blue Jackets NHL franchise. This was the keystone project for Turner in 1998. I started on the project to assist the senior superintendent with site work and mass excavation. My assignment on this project was to coordinate all the structural steel and pre-cast as it related to the envelope of the building, including the windows and brick enclosure. While on this project, I did all the drawing reviews, RFI’s, posted red-line drawings, submittals and transmittals to the architect and engineering firms which consisted of pre-cast, structural steel, storefront, curtain wall, windows (operable and fixed), brick, canopies and exterior components of the building.
Miranova Residential Tower and Office Building (Columbus OH):
Miranova consisted of two projects for Turner. The $88mm residential tower is a 28-story, cast-in-place, post-tensioned concrete structure, with a glass and pre-cast concrete exterior, in downtown Columbus, Ohio facing the Scioto River and North to downtown. Included in the project was a swimming pool, recreation room, 5-story parking garage, fitness facilities, concierge space, employee office space and break rooms, a raised planter platform on top of the parking garage and a fountain in the front drive of the building. The corporate tower is a 200,000 square foot, $38.5mm corporate 12 story, structural steel frame, slab on metal deck, pre-cast skin, ribbon window, with an inset curtain wall system on the East side of the building running from the lobby of the office building to the 10th floor. This building also included a 750-space parking garage located on the South face of the building. All building mechanicals were located on the roof. There were 5 passenger elevators and 1 freight elevator in this building. This building contained a fitness center and as part of the fit-out, I also built a $1.2mm Cameron Mitchell restaurant on the lobby level of this building. This project included approximately $10.5mm in site work.
Pickerington High School (Pickerington OH):
The two-story, 313,200 sq. ft. high school has the capacity for 1,800 students and has 40 classrooms and 44 labs for a variety of educational uses. It also has a 764-seat performance arts theater.
Bank One (Powell OH):
This was a 15,000 square foot space. Bank One employed high-end technology in order that the traders had real time dollars from all trading countries. This space was fitted out with state of the art television systems that ran all the tickers from all trading countries in real time.
Marietta Structures Corporation: April 1997-May 1998 (Position: Plant Operations Manager)
Marietta Structures was a company that did architectural and structural pre-cast concrete. The architectural side was the most labor intensive and cost prohibitive side of this business. Unlike the sister part of the company that did structural pre-cast bridge beams, bridge shapes and structural components, this side was very profitable. While at MSC, I had the opportunity to learn about highway and bridge construction while managing a plant of 50-170 seasonal and non-seasonal employees. This plant was a union organized plant with the Teamsters Union and a local Labor Union. I did the negotiations for a new labor contract that was both acceptable to the company and the Union. My position at MSC was Plant Operations Manager. Daily, I did the work force evaluation, negotiated union issues, took grievance reports, hired, terminated, ordered materials for the plant, did the budget forecast of materials and labor, organized bridge beam erection crews, organized structural concrete erection crews, organized escort services for oversized loads, ordered permits for escort services for oversized loads and took care of plant preventative maintenance schedules. Maintained records of plant productivity and wrote plant policies for production. Met daily and weekly with union plant foremen to discuss work force needs and goals, quality control and plant maintenance.
United States Air Force (McConnell AFB, KS): Sept 1979-Oct 1986
I was a cross-trained Security Specialist (81150-5) and Law Enforcement Officer (81152-5). I attended basic training in San Antonio Texas, was assigned to the Security Operations and Development School in San Antonio Texas. I graduated 1st in class. Awarded Airmen of the Quarter and received an Air Force Recognition award for Commitment to Excellence during training operations. I was then assigned to 381st Combat Support Group at McConnell AFB in Wichita KS. While at McConnell, I volunteered for several temporary assignments, of which I am most proud of my selection to aid the Office of Special Investigations (OSI). This was a specialized unit, in conjunction with the United States Marshal’s Service, that targeted military personnel who were involved with drug trafficking in all branches of the service. I also was assigned to track personnel who had gone AWOL. I was Honorably Discharged in Oct. 1986.
