Duties and Responsibilities:

Carry out regular supervision of Structural, Architectural and M&E works in respect of projects. Provide standing supervision as and when directed by the consultant team

Site supervision and inspection of works including any off-site manufacturing as instructed by the consultant team so as to ensure that the works are constructed to required quality and accuracy.

Assist Consultant Team to supervise the contractors and coordinate with consultants to ensure work on site is done to achieve the objectives of quality and timeliness.

Take prompt action to rectify poor quality materials or items that are in use, which may lead to poor reception or cause unnecessary defects to the surrounding Architectural installations.

Submit site reports on project performance and progress weekly/monthly basis.

Maintain proper and updated daily records of all works done, including records of tests, inspection forms, status of works, safety, site diary, materials and equipment on site, labour, day-works, provisional quantities.

Monitor progress of the works in site and at any off-site manufacturing facilities and reports delays immediately.

Review shop drawings diligently and inform Consultant and Contractor of any discrepancies and deviations.

Report to Consultants of any un-safe working practices with regards Works Safety and Health issues including non-performing Erosion Control Measures on site; Conduct weekly housekeeping inspection on site

Check services routes and contractor setting-out and report any deviations to the consultant team

Verify reports /claims submitted by contractors and provide recommendation for payment

Keep proper records of all spalling concrete, structural repair, all that been installed in the unit, use them to check against the contractor’s claim subsequently.

Check all variations (RVO’s and VO’s) as instructed or approved by consultant team

Assist in investigating and liaising with public, residents and relevant authorities (Town Council and HDB Branch officer) for public feedback.

Resolve disputes or misunderstandings between residents and the contractors by liaise with the perspective owners amicably, and ensure the Contractor carry out any rectification works diligently.

Supervise water tightness tests for those residents who opted out for upgrading to ensure that is no leaking at the lower unit.

Supervise the installation of clothes drying racks/replacement of laundry pipe sockets, removal of existing pipe socket and sealing up of the void with non-shrink grout and other structural works; witness pull out test of anchor bolts and magnetic particle test of clothes drying rack.

Ensure all works are carried out properly as per approved method statement

To check quality of workmanship; write non-compliance reports (before photos). Supervise /monitor repair of defects and make sure Contractors and rectify the defects immediately to submit after photos for closure reports.

Attend to exhibitions, polling sessions for HIP (Home Improvement Programme) work before the kick off of the projects.

Carry out condition surveys for residents before the start of the internal works within the units of the residents and to explain to the owners the work schedule that will be carried out.

Undertake any other duties related to the project including supervision of M&E works such as upgrading of electrical main switch board inside the units and for Consumer Switch rooms and Substations

Evaluate work methods for architectural trades and arrange for sample unit inspections

Monitor submissions by Contractor and clearances from Consultant and relevant authorities

Home Improvement Programme with new Consumer Switch Room at 1st storey, New 2nd storey Substation G13D – Blks 107,108,109,110 Bedok North Rd

Duties and Responsibilities:

Supervision of Structural, Architectural and M&E works

Study and verify contract documents and drawings; to record, collate and file all incoming and outgoing design, shop construction and coordination drawings and make sure all up to date; all discrepancies will be highlighted to the attention of Consultants concerned

Ensure that all installation methods and materials used are in accordance with the contract drawings, specifications and method statements.

Liaise with the contractor and the Architect / Mechanical & Electrical / Civil & Structural Engineer in the checking and approval of shop drawings, catalogues and samples.

Liaise with the contractors in the co-ordination of site works and service providers for Consumer Switch room and Electrical Substation to ensure smooth work

Ensure that the Contractors maintain work safety, cleanliness and tidiness of the site.

To check on site that all materials used are of the approved type and of the specified quality.

To check on site that all the works by the Contractor and subcontractor are being carried out according to the approved methods.

To check on site that all material and equipment used have been approved by to the Architect / Mechanical & Electrical / Civil & Structural Engineer

To witness tests carried out by contractors and record the results, and assisting in testing and commissioning of all M&E systems.

To ensure all reinforcement, formwork, penetrations, for all structural works are finally checked prior to concreting; To check and supervise Consumer Switch Rooms and Electrical Substation works; such as concreting works, ground slab, pile cap.

Maintain record of daily activities on site including records of tests, inspection forms, status of works, safety, site diary, materials and equipment on site, labor, day-works, provisional quantities and all other records as directed by Building Control Authorities such as permit to work and NOA (notice of Approval), To document defective works and supervise and monitor progress of repair and ensure all defects are all rectified.
