Served as General Manager for the High-Rise Cooperative apartment building, consisting of 560 apartments within a 30 story High Rise in center city Philadelphia. The building was under management contract with Robert H. Wise Management Co, Inc. who served a Board of Directors of 11 residents. The building is occupied by more than 700 residents and includes three commercial tenants. The entire building comprised more than 880,000 sq. ft. Responsible for Operating Budget of $6 Million to $7 Million annually. Also, responsible to create and manage a Capital Budget in excess of $5 Million. Primarily responsible for a Union workforce of approximately 25 employees. Managed multiple projects to properly maintain the 50-year-old building. Oak Hill Condominium Association Property Manager 2005 - 2008

Provided property management expertise in managing a 449 unit condominium complex on the Main Line of Philadelphia. The complex consisted of 135 condominium town homes and 314 apartment style condominiums on 30 acres. Reported to the 5-member Board of Directors on a daily, weekly and monthly basis. Commmunicated with various standing Committees as directed by the Board. Prepared and managed the annual Operating Budget of approximately $3,000,000.00. Created and managed the annual Capital Budget to improve the asset of this 40-year-old property. Managed Capital expenditures up to $600,000.00 per year. Additionally, responsible for managing the Capital Reserve Fund of $1,700,000.00 by investing in high interest rate Certificates of Deposit and brokered investment certificates through the Bryn Mawr Trust Company.

Directed a staff of approximately 15 employees with responsibilities for resident relations, maintenance issues and housekeeping for all ten residential buildings. Responsible for all purchasing for the Association and monthly unit owner billing through the Management Office. Additionally responsible as a liaison with Lower Merion Township officials, including the Lower Merion Police Department, Sheriff’s Department, Fire Department and Court House.

Managed a commercial portfolio of seven properties totaling 455,000 square feet. The properties consisted of Penn Mutual Life Insurance building in Horsham, PA; the adjacent Merck office building also in Horsham, PA. Additionally, managed one office building in Bensalem, PA, two flex buildings in Bucks County, PA and a flex building in King of Prussia, PA and a strip mall in Kutztown, PA.

I dealt with contractors and engineers for the properties listed above. I made weekly visits to all properties to inspect the Real Estate and deal with all issues for the occupants. I provided monthly variance reports to the owners including budget reports and expense variation forms. I assisted CBRE Brokers in leasing vacant space. I assured each building was being properly maintained and communicated issues to building owners. I coordinated AR and AP through corporate Accounting Offices located in Minneapolis, MN.

Dranoff Properties, Inc. Director of Property Management 2000 - 2004

Provided the highest quality of property management for all properties owned and operated by Dranoff Properties, which included: Locust on the Park and The Left Bank in Philadelphia, PA and the Victor in Camden, N.J. Prime responsibility for staff selection, hiring and assignment, establishing budgets for each rental property, maintain budget control, and enhance customer service with overall responsibility for all daily operations of property management through the selected management team. Budget responsibility and authority for more than $10,000,000.00, spread throughout three luxury loft rental properties.

Provided hands-on direction during construction, lease up and commissioning of each property. Provided updated information during weekly construction meetings with the General Contractor, Intech Construction. Trained Property Managers during top-down construction period while coordinating day-to-day operations through a combined staff of more than 50 employees in the Maintenance, Concierge and Housekeeping Departments for 775 luxury loft apartments in three properties. Assured financial information and reports were provided to the corporate office and the appropriate lending partners accurately and efficiently on the time schedule required.

Provided a liaison for Dranoff Properties, Inc. with community officials including the Philadelphia Police Department, Philadelphia Fire Departments, University of Pennsylvania Police Department along with Camden, N.J. Police and Fire Departments, the Camden County Prosecutor’s Office, the Delaware River Port Authority and the Cooper’s Ferry Development Authority.

Responsible for the largest under-one-roof condominium on the Eastern seaboard, consisting of 776 units and fifteen commercial units in a building with a footprint of 1,300,000 square feet. Directed a staff of 65 employees with responsibilities of resident relations, contract negotiations, commercial lease negotiations, purchasing and bulling, maximizing use of a cogeneration system that supplied electric energy for the entire building, monitoring the engineering department, maintenance department, front desk, front door, environmental services, garage attendants, loading dock and office staff personnel.

Other duties included reviewing employee training and motivations, communicating with the Executive Board of Directors, various Resident Committees and the Property Management Company. Maintained a liaison with community officials and tracking governmental issues affecting property operations. Additionally, maintained and administered the property’s computerized data processing and accounting systems. Prepared the annual business plan (Operating and Capital Budgets), short-term and long-range plan consistent with the financial and operational objectives of the Board and the Association while administering an annual Operating Budget of over $6,000,000.00 and a Capital Budget of over $1,000,000.00.

Responsible for 299 unit cooperative apartment building with an Operating Budget of $1,700,000.00. Directed a staff of 15 employees with responsibilities for resident relations, contract negotiations, purchasing and billing, maintenance, custodian and front desk departments. Other duties included resident leasing and retention, advertising, and marketing of the property. Worked closely with the Regional Manager of the Property Management Company to fulfill all aspects of cost effective property management and commercial leasing for more than 10,000 square feet of retail space on the ground floor.
