Sean Hughes has fifteen years of experience in the field of construction with proven ability in all phases of the process, from concept to completion. With expertise in project planning, bidding, sub-contract awards, Job ordering contract with numerous school districts. Mr. Hughes has proven knowledge with construction finance (budgets, cash flows, etc). Knowledge of construction methods and material and the ability to interpret drawings and specifications.

Mr. Hughes has served as a Construction Manager/Project Engineer in the field DSA school projects. In this capacity, he has prepared estimates, conducted change order negotiations; RFI’s and managed submittal reviews. OSHA 10 Certified.

Mr. Hughes has extensive experience with Job Order Contracts (JOC), military institutions (QC/QA) and Sub- Contracts.

Served as Associate Project Manager – Construction Loan Monitoring.

Responsible for the following task:

Perform monthly construction walks of the property to confirm work has been completed

Take pictures of the construction site and write reports of your findings

Compare your finding with previous site visit and incorporated into reports.

Review all change orders to verify the validity of the charges

Any deviations from the Project drawings are also noted on the reports.

Reports will include any findings and certifications of any cost or Project milestones.

Construction Manager, Alan Hancock Joint Community College District, (Jan 2010 to Feb 2016)

Served as Construction Manager for the Alan Hancock College Construction Division.

Responsible for execution of the following tasks:

Responsible for preparing agreements for successful execution of work including bid packages and contract documents.

Coordinate operational and job objectives concurrently to achieve seamless project implementation.

Responsible for the project schedule and critical path task to ensure schedule compliance.

Ensure project documentation is accurate and coordinated. Insure all LEEDS documentation has been entered into database.

Obtain inspection approvals required by DSA to close out & certify projects.

Construction Manager, Riverside Community College District (December 2007 – Oct 2009)

As Construction Manager at Moreno Valley Community College/Riverside City College, simultaneously managed projects at different phases from Pre- construction to post-construction, for the following projects:

Additions to food services building “C” – Moreno Valley

Alterations to (7) classrooms and (4) office buildings – Moreno Valley College

New Nurse and Science Building – Riverside City College

Was directly responsible for reviewing contractor’s scope of work, permits and inspection request. Mr. Hughes reviewed the contractor’s baseline schedule for acceptance, addressed technical field issues with the project team, managed RFIs for timely and accurate responses; reviewed project submittals for conformance to contract drawings & specifications prepared and delivering weekly updates & progress reports to upper management, oversaw the monthly maintenance status of record drawings; reviewed and monitored monthly payment applications, reviewed the merit of change order requests, set-up construction meetings, monitored the contractors for OSHA guidelines compliance on-site, oversaw safety meetings, reviewed daily and monthly reports, spearheaded project closeout with DSA & punch list closeout with contractors, assured 100% completion of closeout submittals, warranties, and ensured project scope was detailed and understood by contractor and owner.

Project Engineer / Project Manager North Orange County Community College District (November 2005 – November 2007)

As Project Engineer/Project Manager, managed various projects through the bid process, construction, and closeout phases funded under the North Orange County Community College District bond measure. The projects I were assigned to were: Fullerton College, and Cypress College.

Project Engineer – El Camino College (January 2003 – November 2005)

As on-site project engineer on the campus of El Camino College for Compton College District, I was responsible to ensure the District OAR remained informed and satisfied thought the course of the project. Worked to create, maintain and update the project schedule. Oversee aspects of procurement, guide the RFI, submittal and inspection report progress, managed change order process and billings, and ensure contractors have all updated plans and specs. Monitored all closeout and warranty documents.

Project Manager, Los Angeles County Harbor Department – Pier 43 (June 2000 – September 2002)

As Project Manager (Asphalt/Concrete) was responsible for the management of sub-contractor’s installation of all asphalt and concrete at truck loading/unloading areas and offsite B-permit reconstruction of city streets. Duties involved all aspects of project management.

Project Engineer/Inspector, City of Los Angeles, Street Division (January 1997 – May 2000)

Was responsible for installation and inspection of fiber optics communication cable for the City of LA. As the on-site project engineer/inspector I supervised sub-contractors including planning and coordination. Responsible for contract submittals and permits for trench excavation and direct borings. Ensured the fiber cable was placed per manufacture specs. Responsible for putting together job information sheets and established job file. Measured and kept daily log for progress of work. Assumed all project responsibility in project manager’s absence.
