Highly accomplished hands on experience in Integrated & Total Facilities Management – IFM

– TFM in Dubai with significant focus on achieving the most efficient and effective delivery of FM services.

Experience in Managing Security and HSE Departments.

Owner and responsible for P&L, achieving financial targets.

Prepare and manage annual Budget for OPEX and CAPEX.

The tight control of OPEX costs is a key aspect in my role as I make sure that assets remain in a safe condition and available for duty.

Strong experience with Owner Association & Master Community charge.

Full setup for the FM\HSE\Security Departments from scratch which involves all document control and process mapping and procedures along with asset registry, SLA and KPI.

Develops and implements operational plans for all FM\HSE\Security related programs.

Overseas all FM activities and projects including preventative, corrective and reactive maintenance as well as soft services provision (parking, cleaning, pest control, waste management, building & free zone signage, stores management etc.) and hard services provision (mechanical, electrical and plumbing (MEP) services, landscaping & Irrigation, specialized systems maintenance and other major service contracts).

Ensure that suitable (PPM) plans are developed and implemented for all Systems.

Ensure that the plan is fully documented and uploaded into CAFM (Computer Aided Facility Management) or CMMS (Computerized Maintenance Management System).

Ensure that all Corrective Maintenance (CM) work is carried and minimizes asset down time and impact on operations and stakeholders.

Develop and implement resource (staff, spares, equipment) schedules for all PPM and CM work.

Assist in establishing and implementing work systems for the efficient management of maintenance services. This includes implementation of CMMS and associated work flow arrangements.

Assist with establishing and implementing ISO compliant Standard Operating Procedures

(SOP) for the FM Department.

Assist with establishing and implementing Safety Management Procedures for the FM Department.

Responsible for the establishment of Safe Work Method Statements (SWMS) and associated Job Safety Analysis (JSA) records for the maintenance staff.

Manage the completion of asset condition reports ACR - CS.

Contribute to the review and improvement to Maintenance Management Processes within the FM Department.

Provide management and incident reports as requested.

Implements Strategic Plans in line with the organization’s objectives.

Provide inputs on own department’s workforce forecasts.

Ensures implementation and review of work processes in order to achieve high performance standards and continuous improvement .

Manages internal assessment and audits to ensure compliance with external standards laid down by bodies such as the International Organization for Standardization (ISO), Occupational Safety and Health Administration (OSHA).

Liaises with internal and external stakeholders in order to ensure end-to-end operational support and provide guidance and advice as well as technical consultation regarding FM\HSE\Security issues and works towards consistently meeting or exceeding the FM\HSE\Security performance objectives and indicators.

Liaises with relevant Government/local authorities and services to progress the external approvals required for FM\HSE\Security processes.

Constantly reviews departmental statistics, investigation reports, audit observations and identifies changes for FM\HSE\Security programs ensuring continuous improvement in internal practices to achieve compliance with regulatory requirements, effective utilization of best practices, and enhanced productivity.

Prepare the Quality Assurance Reports (QAR) and Snag lists during the Taking-Over process from the main contractors and the Handing-Over process to the Clients. Responsible for all inspections, client liaison, organizing and identifying defects, snagging and remedies; ensuring safety and proper maintenance of the property.

Ensuring successful property commissioning and smooth handover to the owner.

Coordinate with the project managements teams on all construction elements to ensure timely delivery of documentations including Building Completion Certificate and Occupancy Permits prior to Title Transfers.

Fully managing the architecture design team in relation with all FM related functions.

Advises and assists with issues affecting resource and energy management

Managing all the Fit-Out and Variable works.

RFP and SOW preparation with technical specification for different required works and give technical evaluation and quotations.

Recognize and promote work site safety, quality and reliability in all activities.

Provide input into projects at design stage, providing input for technical specifications with regard to project works, and also to participate in appraisal of tenders.

Review and comment on independent third party reports. Personal Achievements:
