Senior Project Manager

Provide Senior Project Management duties on a 30 story 600 room hotel, 226 room apartment building in the

heart of downtown Louisville. I provide oversight of two Omni Project Managers who act as Owner’s

Representative’s with the General Contractor.

The 1 Hotel is a 259 Condominium/328 Hotel Located on the beach in South Beach Area of Miami Beach. he

Property was taken over in January 2012. The development performed remediation work on exterior concrete and exterior envelope of building, Condominium Fit out, Hotel Room Renovation, Front of House

and Back of House repositioning, Retail fit-out, Pool and Public space renovation, Hotel and Condo Entry

Renovation. My duties and responsibilities include Design Management, Procurement of Design,

Construction Management, Hotel Operations interface, Budget Development, Financial Management, P&L

Responsibility, Contract Administration, Scheduling, Staff and CM personnel management, Monthly Project

Reporting.

Project Director – Viceroy Anguilla

Directing a team of 40 professionals my overall responsibility included design management and coordination, procurement of materials and equipment, site supervision, project managers, schedulers, accounting, estimating, etc for a 166 key Luxury resort. My duties include financial management, P&L, contract administration, change order negotiations, staff and personnel management, Hotel Management interface, monthly project status reporting. The project was completed December 2010. The project had incurred severe financial and management setbacks which created a delay to the scheduled completion of the project. I was retained to evaluate the existing staff and contractor contracts, make changes where necessary and complete the project

Accomplishments: I took over the project due to budget and schedule over runs. I set up a team to act as the Construction Manager. Procurement and Material Management was a severe problem and I brought in a new team to inventory the existing project, procure material required to finish the project, develop system to monitor movement of material (inventory control) and secure facility which saved cost due to theft, loss and procurement of material due to incorrect inventory. The project was completed within the revised Cost to Complete Budget due to proper inventory control, material management, self-performing work and proper supervision.

09/05 – 03/08 BAHAMAR DEVELOPMENT COMPANY LTD - Nassau, Bahamas

BahaMar Development Company is responsible for the oversight and execution of all development-related aspects of high end resort projects.

Sheraton Cable Beach ($100 million, 700 room hotel in the Bahamas situated on a 1,000-foot stretch of Nassau's beach, 7 acres of waterscape, including three freshwater pools with flowing waterfalls and 25,000 square feet of meeting and event space.

Bahamar Mega Resort ($1.5 billion, a 2300 room Mega resort on 1000 acres including, casino, convention center, retail, roads, infrastructure and championship golf course)

The resort consisted of a 1000 room Harrah’s hotel, 700 room Westin, 300 room W Hotel and a 200 room St. Regis. It also consisted of a 75,000 sf Casino, Water Park, Laundry Facility, Warehouse, Road and Infrastructure, 150,000 sf Convention Center, Retail. There was a total of 3M square foot of structure.

I had a direct report of 50 professionals. Bahamar’s intent was to Construction Manage the project which required the development and implementation of CM procedures and systems. During the process of developing the budget, design constructability review, cost control and schedule development my duties also included the development, implementation and managing the logistics program, safety program, material inventory control, procurement, QA/QC, interface with hotel management, due diligence, etc. While this process was ongoing Bahamar converted a 700 Room Radisson Hotel to a Sheraton which my team was responsible for the construction management. The cost of this project was $100M. Upon completion of the renovation Harrah’s who was a 43% equity partner in the overall new development, pulled out of the project. When this event occurred Bahamar was at 50% Construction Documents for the entire development. We had procured the Roads and Infrastructure ($90M), Foundation package and Superstructure ($200M).

11/03 – 09/05 KERZNER INTERNATIONAL DEVELOPMENT - Nassau, Bahamas

Atlantis Phase III ($600 million, 600 room all suites, 500 room condo hotel and theme park)

A leading international developer and operator of destination resorts, casinos and luxury hotels including flagship brand Atlantis, which includes Atlantis, Paradise Island, a 3,700-room ocean-themed destination resort in The Bahamas, as well as the development of Atlantis, The Palm, Dubai, a 1,500-room, water-themed resort expected to open in late 2008 on The Palm, Jumeirah.

Duties included management of design and construction budget interface, budget development, cost control and cost control systems, schedule, procurement, contract administration, change order negotiations, monthly budget status reports. Kernzer integrated with a Construction Management company to perform all CM functions.
