Bid design, procured entitlement, managed construction, closed out construction and moved employees / assets into $2M -$10M project spaces in Burbank, CA. Oversaw TI projects from conceptual department budget allocation through to completion including: Plumbing, HVAC, Low Voltage, Electrical, Security (Physical/Digital) and Project Closeout. Achieved each with particular attention to Schedule and Budget. Managed all Pay Application functions including relationship with Building Owner. Applied provisions of Lease Agreement, on behalf of Deluxe to prevent Owner from taking advantage of Tenant.
Principal Move Manager (09/13 – 03/16)
Worked as a 1099, Senior Project Manager on a Corporate Headquarter build out in Redondo Beach. Managed the Corporation’s move from (5) existing locations in El Segundo, CA to a single $25 Million Corporate HQ in Redondo Beach, CA at Wedgewood Enterprise Corporation, Headquarters Build-to-Suit, 2015 Manhattan Beach Blvd., Redondo Beach, CA 90278. Ran weekly move meetings with the assembled move team. Created and issued the RFP for moving services and hired the successful move bidder. I also managed the move team including Company representatives and the Move Contractor. The move was successful and was completed on time and on budget.
Senior Project Manager (9/13 – 12/13)
Managed the selection of the successful, responsive bidder for Food Services RFP for the Torrance headquarters of Herbalife Corporation. Created the ranking criteria used to select the most responsive bid and oversaw the development of the point system used in that acceptance. Construction Office Coordinator, DACM (01/11 – 09/013) Provided technical and engineering expertise for the Owner’s Authorized Representative on the ($22M) Los Angeles Unified School District (LAUSD) Valley Region SPAN K-8 #1 in Sylmar. the pencil drafts of the Contractor’s Pay Application, prior to OAR approval for payment. I was the point of contact for all questions and resolutions relating to the submittal process. I was responsible for preparing meeting minutes, maintaining project documentation, and office management for the School District’s Valley Region Span K-8 #1 project. Documents include all records which are required for the Division of the State Architect (DSA) to certify the project. Held the position of Project Manager LAUSD’s Existing Facilities Program, Project Development Department. Managed the NON AIR CONDITIONED SPACES PROGRAM in Region 1; including scoping, scheduling and budgeting air-conditioning, for Local District Facilities Directors (LDFD) for those facilities that were originally constructed without it. I was in charge of the management process, from inception to Commissioning and Closeout. I was also in charge of: Regions 7 & 8; managing the CLOSED CIRCUIT TELEVISION installation program, totaling $10M, in those regions. This included but was not limted to planning, funding, scoping, scheduling and managing installation for 14 Campuses, in Regions 7 & 8, for CLOSE CIRCUIT TELEVISION installation as well as all of the other Projects Developed in those regions. In this capacity, he managed the; funding from Board Memebers,work scopes, budgets, schedules and other execution methods for various projects. These were funded under Measures K ($200M), R($120M), and Y($55M), and the remainder of the BB Bond. Renovation projects included Low-voltage Security Systems, HVAC, lunch shelters, utility replacement, and architectural features. New projects included ancillary buildings and sports fields. I placed Design Contracts with Architectural firms for the new design of new facilities in both Region 7 and Region 8. I interfaced with the Stakeholders involved in the larger projects including but necessarily limited to; Council Members, Board Members, Principals, Student Groups and M & O/Regional Directors. Funded, scoped, scheduled and budgeted numerous Small Learning Community projects including: Washington Prep HS, Fremont HS and Dorsey High School, SLC’s.
Senior Office Engineer, DACM (03/05 – 01/09)
I was responsible for planning the procurment, delivery, and installation of furniture and equipment at schools completed under the LAUSD New Facilities Construction Program. As a Project Leader, I was solely responsible for the entire project budget including its encumbrance and disposition. I simultaneously delivered multiple completed projects within budget and on time. I utilized budgeting skills and contract negotiation experience to achieve optimum results. His management of changes to and updates of the project drawings, specifications, and change orders contributed to the budget control exhibited during the duration of the project. Held ultimate responsibility for the furniture and equipment planning, delivery, budget, scope of work, logistics, reconciliation, and closeout of a $125 million new High School in Los Angeles. Logistics dictated that furniture and equipment were required to be delivered and installed within a narrow window between the Substantial Completion of construction and the occupancy of the school. I additionally was involved in coordinating JOC contract work on behalf of LAUSD.
Project Engineer, DACM (02/01 – 03/05)
In this position, I oversaw construction contractor activities and provided technical coordination functions on several small projects associated with DACM Project Management’s design and construction management work on the Housing Authority for the City of Los Angeles (HACLA), Pico Gardens Phase II project, which included 25 multi-family residential buildings and recreation facilities. Specific projects on which I worked consisted of a park, additional parking, and street improvements. I was previously responsible for RFI, submittal, change order, and punchlist coordination on the main project.
I additionally provided construction coordination, design and construction scope development, estimating, and renovation oversight services for the DACM residential redevelopment program for the City of San Clemente and the County of Orange Neighborhood Improvement Program. On these projects, I was responsible for coordinating testing and abatement of hazardous materials, including asbestos and lead. To enable him to perform these functions, I received specialized training and obtained appropriate hazardous materials certifications. I also provided similar services for Community Enhancement Corporation. The projects rehabilitated under these programs range from single family residences to 10 unit apartment buildings. As Assistant Project Manager for Westin Hotels, I was responsible for hotel property renovations, including subprojects within a $23 million renovation at the Century Plaza Hotel and Tower. In this capacity, I was responsible for maintaining trade contractors’ adherence to the schedule, supervising various system implementations, approving change orders, and managing a final inspection / punch list crew for various renovation projects in occupied facilities to minimize disruption. While employed by San Diego Gas and Electric, I developed cost effective energy saving measures for incorporation in a 1,000 unit development in Rancho Penisquitos. As part of this function, I modeled energy usage, developed an energy consumption plan for the development, and implemented an innovative marketing approach for the development.
