Vanbarton Group – Property Manager: 31 Penn Plaza (12/2017-Present)

Manages 445,000 square foot 31 Penn Plaza as the building transitioned from prior management to ownership.

Facilitated large-scale capital projects to include one 40K sqft tenant build-out, a Local Law 11 project, building amenities installation, the demo and white box of four floors totaling 100K sqft of marketable space, and the renovation of the management office.

Rebid of four service contracts to maximize annual budget savings.

Investigated supporting documentation and organized dozens of project and building operation folders in an easily referenced hard and electronic filing system.

Orsid Realty Corp. – Property Manager (12/2013-12/2017)

Managed day-to-day operations of over 1 million square feet of class-A midtown real estate.

Managed a portfolio of four properties in the northern NY and CT market totaling over 685K sqft consisting of an Entertainment Mall, Medical & Office buildings, two University Campuses, a Light Industrial property and a Mixed Use Retail property all covering over 280 square miles.

Maximized savings and income by identifying over $100K in unbudgeted income, rebid aged service contracts for both common area and tenant spaces, identified energy savings by utilizing Lutron lighting control systems, enacted lighting retrofits, increased mechanical systems’ efficiency which were in various stages of disrepair.

Enhanced the operations, security, accounting and administrative standards by managing multiple substantial common area and mechanical upgrades, provided analysis to ownership for additional revenue streams and cost savings, instituted customized security protocols and analyzed cost-benefit of future security enhancements, corrected several years of Tenant payment misapplications, audited 7 years of prior owner financial data and instituted file and Tenant relations standards.

Responsible for the operations of 1 million square feet of Class-A office space providing accounting functions, facilities management, security and staff management and coordination all client-related building services.

Created and managed annual budgets with a total Net Operating Income of $8M.

Attained LEED EB Gold for 375 Hudson Street, the first building to do so in New York.

Managed over 20 union and non-union building staff members, coordinating tasks and setting building priorities, executing payment of wages, and evaluating and recommending bonuses for salaried staff.

Initiated building cost saving programs such as incandescent-to-LED bulb change out saving over $63K saving for the life of the bulbs and responsible for the regional water treatment service contract bid, which yields $300K annual savings across the portfolio.

Increased building security by re-evaluating threat vectors and in doing so eliminated redundancy and achieved measurable cost saves.

Tishman Speyer – Property Manager: 11 West 42nd Street (11/2008-2/2010)

Responsible for the operations of 800,000 square feet of Class-A office space.

Created and managed an annual budget with a total NOI of $10M.

Oversaw over 10 tenant build outs, minimizing costs of Landlord work and meticulous accounting for TI payouts.

Tishman Speyer – Assistant Property Manager: The Chrysler Building, Tishman Speyer Headquarters at 45 Rockefeller Plaza, One Rockefeller Plaza, 600, 610, & 620 Fifth Avenue, and 666 Third Avenue (2/2007-11/2008)

Developed winning Regional Additional Revenue Stream project concept to develop the Chrysler Building’s 61st floor “Eagles” setback and the helipad atop the MetLife buildings as tourist destinations.

Maintained original building artwork by heading up the restoration of six Rockefeller Center reliefs, assisting in the Atlas Statue restoration, refinishing the art deco elevator cab veneers, and maintaining and cleaning the four Frank Stella installations in 375 Hudson Street.

Processed over 100,000 Toyota and Scion automobiles and 50,000 Lexus automobiles from offloading of boat and rail through processing and out to dealerships from Maryland to Maine.

Sole manager of a night staff of 85 union employees ensuring proper training, nightly job tasking and performance reporting.
