Dear Hiring Administrator:

As an accomplished commercial real estate developer and construction manager with an extensive and impressive background in asset management, leasing and construction, I found your recent advertisement or job posting and believe it is a role that I am highly qualified for and have taken the liberty to enclose my resume for your review. In recent positions, I gained experience in land acquisitions, led entitlements and construction activities for a major commercial real estate development firm doing full cycle developments with an annual volume in excess of $120 million dollars worth of construction projects, in a given year; in addition to, personally leading all tenant coordination for over 5,000,000 square feet of space owned by GK Development, Inc. Within my role, I was solely responsible for all design, construction, environmental and entitlement for all new developments, redevelopments, remodels or capital improvement projects. I also conducted feasibility analysis, lease negotiation, lender relations, pro forma generation, contract negotiations and entitlement for more than 1 million square feet of projects in the pipeline valued in excess of $200 million dollars for lifestyle centers, power centers, mixed-use, hotels, mall redevelopments, expansions, land developments, restaurant pads and other outlot developments. I have taken what I learned from GKD, along with experiences since then, and am currently working on several developments of my own. These deals include finding equity investors, and/or joint ventures, for deals that I have sourced through my brokerage connections or from canvasing. Aside from finding and funding the projects these developments include the full spectrum within the real estate industry. As a Manager I have directly supervised both large and small groups of employees, led the procurement and supervision of all outside consultants, to include: contractors, subcontractors, architects, engineers, and legal. Within my various past roles I have also overseen cross departmental teams for projects. As for my leadership style I would say that I favor a servant leadership philosophy but also believe in a situational management skill set. That is it is mostly "Participative" as I accept input from one or more group members when making decisions and solving problems, but then retain the final say when choices are made. Group members tend to be encouraged and motivated by this style of leadership. This style of leadership often leads to more effective and accurate decisions. Input from diverse group members with specialized knowledge and expertise creates a more complete basis for decision-making.

While I have experienced significant success the desire to explore new, career-enriching challenges has precipitated my pursuit of fresh opportunities.

Please contact me to discuss how I can put my expertise to work for you. Sincerely,

Ted Tzegiannakis
