Real Estate Consultant: Acquisitions/project design/sales for a residential investor. Researched properties for sale to identify undervalued properties. Prepared feasibility analysis including market comps, remodeling plan, project costs. Negotiated purchases of single family properties to fix and flip. Worked with in-house architect to develop appropriate design drawings for the projects. Re-sold completed properties for profit. 2006-2008 S&R Builders

Partner: Formed partnership with local Fredericksburg, VA home builder to build custom homes on the I-95 corridor. Design, sell and build custom homes in a challenging real estate market. Responsibilities include sales, home design, contracting, and construction. Products have ranged from cape-cod-style first floor master bedroom to large upper brackets tear down/rebuild project in Alexandria. Sold, designed and built a unique home on a steep site that steps down in the rear to match 14 foot drop off in grade. All projects were profitable in a time of very challenging market conditions.

2005-2006 Richmond American Homes

Executive Vice President: Department head of land acquisition and land development departments. In addition, was responsible for site selection and implementation of Home Gallery (design center) in Fredericksburg, VA. As department head of the land acquisition department, hired and trained staff of four employees, generated leads, negotiated land purchases, oversaw feasibility and corporate approval process. Successfully originated land purchases for three new communities before the company withdrew from the market. As department head of the land development department, hired and supervised staff of three employees, managed budgeting, bidding, contracting and scheduling in preparation for development of a 1,600-lot community in Stafford which included 5 different product lines of housing. This acquisition was abandoned by the company when market conditions weakened. The Home Gallery was successfully opened in Central Park in Fredericksburg, and continues to serve communities located in the Virginia area. This position was eliminated along with the rest of the Virginia South Division in a downsizing of the company in August 2006.

2003-2005 K. Hovnanian

Community Manager – Four Seasons: Full bottom line responsibility for four large-scale active adult communities totaling over 1,400 lots. Product ranged from condominiums to single family homes to attached villas, clubhouses, swimming pools, and other amenities. Oversaw architectural design from the initial concept to final construction drawings for four story condominiums in Ashburn Village, including coordination with MEP and structural engineer and internal purchasing staff. These buildings have parking garages and are served by elevators. Completed HOA documents, budgets and public offering statement for Ashburn Village condominiums. Hired and supervised production team for land development and construction at two sites (Ashburn Village condominiums and Vint Hill single family detached homes). Also oversaw development of marketing plan, hired and supervised sales staff, and approved sales contracts and selection sheets. Coordinated with design center to develop option assortment and selection sheets. Managed interior design of condominium lobbies and corridors, clubhouse, and model homes. Responsible for developing the community brochure that won a MAME award for best brochure – condominium project. Represented K. Hovnanian on the rezoning teams (along with Peterson Companies) for Dulles Discovery and Crosstrail, totaling 2,371 units (condominiums, attached villas, and detached homes). Maintained a 100% customer satisfaction rating at communities managed at K. Hovnanian.

2001-2003 Edgemoore Homes

Production Manager: Managed field operations for the company, including the supervision of staff of 23 construction personnel. Developed and implemented a scheduling system to monitor all homes in backlog through completion. Monitored construction quality by conducting pre-construction meetings, pre-drywall and pre-settlement quality inspections. Oversaw safety program and conducted mock OSHA inspections as a training tool. Controlled construction flow through permit tracking and projecting material deliveries (panels, lumber, trusses, windows, doors, and cabinets), and met regularly with suppliers and subcontractors to keep the jobs on schedule. Evaluate custom option requests for feasibility and adequate construction details. Oversaw redlines to architectural plans and prototype frame walks. Maintained budgets and monitored cost control.

1999-2001 Toll Brothers

Project Manager: Full bottom line responsibility for two residential projects including establishing budgets, setting prices, purchasing and contracting. Responsibilities included all aspects of construction, contracting, sales, marketing, and accounting for 138 homes (single family detached and townhouses). Supervised construction and sales personnel, payables coordinator, negotiated subcontracts, established house type and option assortments, developed marketing campaigns, and oversaw interior design of model homes. Developed the architectural designs for a new townhouse product line. Monitored quality control and oversaw safety program.

1995-1999 Diane Cox Basheer Communities

Vice President: Responsibilities in the areas of Finance & Banking, Legal & Partnerships, Acquisition & Entitlements. Functions performed include finance and banking, cash management and accounting. Structure partnership capital and bank financing for acquisition, development and construction of 544 homes/lots in four communities. Assisted principal in negotiating and closing on bank loans totaling $33 million plus bonds and letters of credit. Administered the formation of partnerships for each project, including operating agreements, business plans and contracts. Produced lot sales contract and warranty agreement. Varied responsibilities included land purchases, feasibility analysis, and entitlements process. Assisted the principal in developing attached and detached single family product for 4 communities.
