Summary

The mortgage industry has been my home for over 23 years with a vast experience from meeting with clients and taking a loan application to conventional underwriting and most recently, insuring loans with The Department of Veterans Affairs and Department of Housing and Urban Development. Government Insurer, 10/2011 -08/2017 REMOTE

Southern Trust Mortgage – Virginia Beach, Virginia

Managed large Insuring Pipeline for all purchased VA and FHA loans. Reviewed and insured over 3800 files for guaranty and insuring with the Dept. of VA and the Dept. of HUD. Reviewed and verified all files for correct AUS, CD and Addendum(s) assets, income, credit, sales contract, appraisal, final inspection(s) to meet VA and FHA guidelines. Reviewed the final Note, Deed of Trust, closing documents and disclosures including new construction, 203K’s and Housing loans. Created the current PERT (Pre-Insurance Review Checklist) form for our company to meet insuring guidelines. Prepared and sent the late letters and histories for VA and FHA. Researched problem files to conclusion. Examined all VA Loan Summary and FHA Loan Transmittal form(s) for accuracy. Obtained LGC’s and MIC’s and maintained excellent relationships with several Investors. Responsible for transfer of all Servicing Rights for FHA loans in FHA Connection. Processed conventional, FHA, VA and State Housing loans through proprietary systems to ensure all guidelines are met for Fannie, Freddie, Ginnie and State Housing. Processed credit reports, income and assets. Ordered and updated tax transcripts, credit updates and real estate appraisals. Verified all client and property information through 3rd party vendors. Met with clients as necessary to compile documentation that would afford the Underwriter to make a sound decision on our loans. Created and maintained daily and monthly reports.

Processed and Underwrote conventional loans. Examined and reviewed all aspects of the loan to make a sound underwriting decision to include Assets, Income, credit, property and appraisal. I was working toward my DE and LAPP when our company was bought out. Processed and closed Conventional, government, BC and State Housing loans. Accountable for getting our loans insured with VA and FHA and bought by our Investors. Reconciled checks from settlement agents and disbursed. Processed all VA Funding Fees through the VAFFPS system and reconciled account(s). Obtained all Loan Guaranty’s (VA) and Mortgage Insurance Certificates (FHA) and forwarded to Investors to manage Pipelines. Prepared all Bailee Letters and shipped all original Notes. Shipped files to Investors for Purchase and post closed all files. Handled wire disbursement of closing funds to settlement agents and reconciled record keeping system. Processed all purchase advices. Responsible for the transfer of MERS. Created and maintained daily and monthly reports for Operations Manager and Branch Manager. Prepared Deed and Deed of Trust, secondary documents to go to record. Broke down and disbursed mortgage packages, disbursed fees to third parties. Post closed all files by meeting final title requirements and lender requirements. Obtained and forwarded all recorded documents and final title policies to appropriate parties. Obtained and disbursed all Certificates of Satisfaction to complete the files. Worked with refinances, new constructions, construction to permanent and second mortgages. Met requirements for conventional, FHA, VA and Housing Authority loans. Worked with the title companies to correct outstanding liens, judgments, survey issues, estate requirements, etc. Duties included working with homebuilder(s), handling their lot purchases, working with the bank for draws, constructions loans and mechanics lien agent reports.
