I receive the ODEN Cancellation Report and let the analysts know if anything has been cancelled or reinstated by underwriting.
Send cancellations that are effective next day to analyst’s so they can call to collect money from insured
Run Excel report and send out to analysts to keep them updated on each insured
Import files into ODEN daily, creating new policies that need to be cancelled/reinstated
Check a daily Excel spreadsheet I keep to see if any Direct Bill Cancellations are past their effective dates
Process cancellations and reinstatements by acquiring information from analysts, using submission to collect the information for the notice to have them sent them out via regular and certified mail
Use excel to input and and track notices and scan them into ImageRight once they are completed
Process TPD/billings; enter them into REN 4 Billing system check daily to balance previous days work with current
Sent out all invoice and due statements for bills/collect money when due date arrives
Initiate ACH wire transfers from the insured directly to our account.
Verify each account and the amount to be collected in our REN4 System, the amount to be collected is correct and then
Input and log the deductions in Excel
Use JPMorgan Bank’s website to initiate all wires for the insured that need to be taken out
Responsible for all returned mail for cancellations/reinstatements and work with the analyst to find correct addresses
Maintain a daily scanned mailbox of all mailings that went out previous day
Frequent use of Submission and ImageRight to confirm addresses for insured and information regarding the policies
Responsible for Risk Management Accounts
Send out Invoices/Bills and collect money by designated due date for each account/policy
Speak to the inured/agent directly regarding each policy
Provide excellent customer service by answering client’s questions

Responsibilities
• Refinances and Purchases of Homes:
o Contact Mortgage Company/Lender to confirm approval of each refinance loan o Contact client/Borrower/ Attorney to schedule a closing date, time, location, etc. o Inform the Mortgage Company/Lender once the closing date is established, obtain mortgage commitments and documents necessary for loan approval o Schedule local attorney's or notaries to attend each closing wherever they are scheduled to close o Research each loan (call to see if taxes, water, electric, sewer etc. are paid current, HOA Statements)
o Call current lenders on each file to obtain a mortgage payoff and Home Equity Line mortgage payoff if applicable
o Obtain closing figures from the new mortgage company/lender o Complete the HUD- I Settlement Statement according to the closing figures Sent HUD- I over to new mortgage company for approval o Collect for recording fees on HUD-I in order to record the new mortgage in each specific county o Communicate with new mortgage company/lender throughout the process. Once the closing loan documents are received, they are sent to the attorney/notary attending the closing (documents always sent via secure email link)
o Review documents upon receipt to ensure nothing is missing, there are no spelling errors etc. o Available to client and attorney/notary via phone/email during each closing in the even there are questions regarding the closing documents
o Prepare the closing package and print all documents to be signed at closing. Sent package FedEx to the closing location, including any checks that need to be disbursed at the closing table o Post-Closing, obtain tbe signed closing documents and go through the package to ensure everything is signed, notarized and delivered properly o Send original signed documents to the new mortgage company/lender o Fund Each Loan
• Misc. Responsibilities
o Go through FedEx and closing packages when they come in every morning o Handle post closing items/suspensions from new Investors (Ex: Small changes to the HUD- I post closing)

• Create official legal affidavits of service/non-serve for process servers that ultimately get filed in court for upcoming cases.
• Input new cases into the system accurately and in a timely manner.
