PROJECT MANAGEMENT / CONSULTANT

Budget Management / Cost Control / Safety and Regulatory Compliance / Quality Control / OSHA Consultant Relationships / Contract Review / Customer & Vendor Relations / Training / Bilingual I have planned, directed and coordinated construction activities on residential, commercial and land development projects for small to large companies. Directing project budgets up to $20M, I managed profitability, schedules, and customer and subcontractor relations.

With experience working for lenders and owners as well as large contractors, I have delivered projects on time and within budget. I reviewed plans and status reports, allocated project personnel, reduced costs, reported progress to stakeholders and company management, and ensured safety and regulatory compliance on multiple projects.

Oversaw large construction projects for lenders, owners and contractors.

Managed budgets and personnel, controlling costs and completing on time.

Ensured OSHA, regulatory and safety compliance.

Managed Drainage, Erosion and Sediment Control (DESC) program.

Developed policies and procedures to increase accountability and efficiency. I earned my BS degrees in Construction Management and Facilities Management from Brigham Young University, with minors in Business Administration, Spanish and Music. An excellent trainer, I relate easily with people at all levels, inspiring others to top performance. I speak Spanish fluently. SELECTED ACCOMPLISHMENTS

High Profitability. Margin on a small Rocky Mountain Excavating Project exceeded 50%. Developing pilot programs into successful, ongoing programs. Energy Outreach Colorado was granted two state-funded contracts to start pilot programs. Writing policies and procedures, hiring personnel and contractors, and writing contracts, etc., I developed both programs from ground zero into highly successful programs. Ensuring budget compliance. The draw review for a Holiday Inn under construction with RE Tech +, Inc. included

$65K for landscaping work/materials, though landscaping materials were not in evidence. Notified lender and borrower, requesting backup documentation. Reduced draw preventing an over-advancement of funds. Reducing project management errors. Some inspectors were overlooking required inspections on out-of-state projects, at a significant cost to RE Tech +, Inc. Created and implemented Standard Operating Procedures for tracking inspections, achieving 100% inspection rate on out-of-state projects from that point forward. Quality control and customer satisfaction. Continental Homes/D. R. Horton instituted “Eliant” as a customer experience management program. My project was the number 1 rated project in the entire country for 2006. Decreasing warranty backlog, improving customer service. Continental’s customer service warranty tickets had spiraled out of control. Assumed lead of customer service division. Devised and implemented plan to reduce number of outstanding claims. Allocated staff and decreased backlog by 50% within one month. Implementing processes. Continental had pulled over 100 building permits, when the declining market threatened with construction delays and permit expirations at a cost of $10K each. Executed plan whereby inspections were conducted and reported, extending permits as they came due, saving the company $1M+. Developing creative solutions through strategic partnerships. Excessive excavation spoils were generated on development project and had to be hauled off the site. Negotiated “win-win” deals with local nursery and property owners to receive spoils, saving Continental over $100K in hauling fees. CAREER HISTORY
