1) Designed the form used by Metropolitan Manila Commission (now MMDA) Real Property Assessment Service encoders to capture Tax Declaration data from the Assessor’s Office in the whole NCR (1977 to 1979).
2) Designed the first Membership Data Form for Pag-IBIG Fund during its voluntary
years (1979-1981). This function was carried over later in Web Page forms design
and layout in Pag-IBIG Fund
3) Developed the first “Mainframe Job Control Language Instruction Manual” or
“Mainframe Use for Dummies” for HDMF personnel handling data control and
encoding.
4) Initiated the submission by employers of Pag-IBIG Members Contribution and Short
Term Loan Amortization via computer media to save on encoding costs and
minimize errors.
5) Prepared Senior Management and Board reports and presentation materials, for
Pag-IBIG Fund and Atrium of Makati Condominium Corporation, when necessary.
6) Implemented the two major government procurement laws, Executive Order No. 40
and Republic Act 9184 at Pag-IBIG Fund.
7) Initiated the adoption of multi-year contracts for Janitorial Services, Security Services and I.T. requirements, which was later adopted by the Government Procurement Policy Board (GPPB) in the amended Implementing Rules and Regulations of R.A. 9184.
8) As a member of the Bids and Awards Committee and the Technical Working Group,
provided technical specifications, vendor selection criteria and conducted the
bidding process transparently.
9) Initiated the use of more complete material specifications for the purchase of goods
including testing of samples for compliance prior to award of contract.
10) Initiated the concept and practice of Random Sampling in bulk orders, such as rice,
paper supplies, to determine compliance with required specifications prior to
acceptance of delivery.
11) Initiated and implemented the adoption of longer I.T. hardware warranty from
industry standard of 3 years to 5 years, at no/minimal cost to Pag-IBIG Fund.
Implemented warranty provisions strictly and transparently.
12) Initiated and implemented the concept of buffer stock for key I.T. equipment to
provide immediate tools for new employees or special projects. The buffer stock
also ensures minimal downtime for branch operations while service providers
diagnose equipment problems.
13) Initiated and expanded the operations of the Service Desk utility in I.T. Operations
Department into a tool for Corporate feedback mechanism and repository for its I.T
. trouble shooting knowledge base.
14) Initiated and implemented the “one vehicle one driver policy” for corporate motor
pool vehicles to ensure proper use and accountability
15) Initiated and implemented amended limits on the use of Corporate Fuel Fleet Card
to eliminate potential abuse and unnecessary expense.

Condominium Corporation.

negotiations with contractors, manufacturers and distributors.
