As Senior Vice President and Director of BankUnited’s Mortgage loan fulfillment platform located in Miami Lakes, Florida, my primary responsibilities included the day to day management of the operation, the direction of subordinate management, maintaining a compliant operation and the overall profitability of the operation. I was initially hired to rebuild the operations platform which was small and underperforming. The main focus of my efforts has been specifically around the growth of the platform, staff training, compliance to new rules and regulations, establishing credit standards, updating and maintaining all credit guideline manuals and increasing overall profitability of the operation.

Additional responsibilities included acting as senior member of the BankUnited Credit Committee, acting as the Safe Act Officer for the organization overseeing the licensing and compliance of NMLS registered loan officers hired by the company, sales audits and oversight of sales activity. I maintained an active role as a senior member of the Credit Risk Management Committee tasked with various oversight responsibilities including vetting of new products, review and approval of product underwriting guidelines and the vetting of new correspondent relationships. I was also responsible for the oversight of all Mortgage Operations policies, procedures, compliance to regulation and projects.

During my tenure with BankUnited, I have driven the implementation of new investors to our platform (FNMA/ FHLMC) and established new programs (NRA, Recent Graduate, Low Income programs for CRA credit etc.) The residential lending division of BankUnited was closed February of 2016.

In my role as President and CEO of Cypress Data Services, I lead the service company supporting title companies, mortgage servicers and mortgage investors. The firm provides a variety of services including Lien Searches, Condo and Homeowner Association data and foreclosed property registration services. The firm can boast profitability from the first day of operation. Additionally, the database of condominium and homeowner associations is one of the largest and most robust in the state. Cypress Data Services is owned in partnership with Marshall C. Watson, principal of Marshall C. Watson, PA. I currently act as a member of the Board of Directors.

C.O.O. - Marshall Watson, P.A President- Watson Title Fort Lauderdale, FL

As the COO of Marshall Watson P.A., my responsibilities were the direction and oversight of the largest mortgage loss mitigation and foreclosure law firm in the State of Florida. The operation is made up of over 1,250 employees located in four operations locations in Fort Lauderdale, Florida. Responsibilities include the direct management of operational staff, operational compliance, HR and IT. I have full P& L responsibility for the operation.

I drove a significant increase in overall customer satisfaction through effective communication, weekly meetings and assigned legal staff for each client. During my tenure, I established audit and quality controls, enhanced reporting, created Key Performance Indicators and removed ineffective management.

I also served as president of Watson Title, a full-service title company with as many as 1200 closings each month. Watson Title handled REO properties for most major mortgage lenders and investors. Watson Title had 110 staff members at its peak and a highly-experienced management team. The operation handled REO properties only in the State of Florida and was the selected FNMA REO closing agent in the state.

In these roles, I was responsible for a peak annual budget more than $100,000,000, the oversight and direction of staff, identifying operational efficiencies, assuring ownership of full operational compliance and implementing change within the organization. Watson Title is owned by Marshall C. Watson, principal of Marshall C. Watson, PA. I served as a key member and leader of the Watson Executive Committee.

Sr. Vice President Operations/Real Estate Silver Hill Financial- Coral Gables, FL

As Senior Vice President of Operations and Real Estate for Silver Hill Financial, (A BayView Company- Commercial Lender) located in Coral Gables, FL, my primary responsibilities include the day to day management of Silver Hill Operations and Real Estate Divisions of the company, as well as the direction of subordinate management staff located in Regional Operations centers located in Denver, CO and Pompano Beach, FL.

My direct responsibilities include all operational areas of the platform. The areas under my direction included the processing, underwriting, title, closing, funding, post-closing and all associated support functionality. C- Level Executive - IBM- Lender Business Process Services (NKA Seterus)- Charlotte, NC

As the senior executive and director of operations for a newly created division of IBM my responsibilities included the design and implementation of all loan fulfillment processes within the organization. The operation was constructed to provide mortgage loan fulfillment services to nationwide lenders. The platform was initially designed to support and staff of 250 with plans to grow the operation to a final role out in 2012 to a staffing level of 5,200 mortgage professionals. Full role out plans called for the processing of 10% of all mortgage originations in the US by 2012.

The initial facility located in Charlotte, North Carolina supported a platform capable of processing, closing and funding between 5,000- 10,000 loans per month using state of the art computer software, imaging and telephony integration.

My direct responsibilities include all operational areas of the platform. The areas under my direction included the processing, underwriting, title, closing, funding, post-closing, compliance and all associated support functionality. Supporting functions include the quality control, customer service, client services, training, employee development, administrative areas, contact negotiations with servicers and investors, etc.

Senior Vice President - ABN AMRO Mortgage / Mortgage.com Fort Lauderdale, FL

As Senior Vice President and Director of ABN AMRO’s Sunrise Fulfillment Center located in Sunrise, Florida, my primary responsibilities include the day to day management of the operation, the direction of subordinate management and the overall profitability of the operation. The site opened in 2001 with 30 employees. At its peak the operation employed almost 1000 mortgage banking professionals (2005). The ABN AMRO Sunrise, Florida facility was the only retail mortgage lending operation within the mortgage company. The operation solicited, disclosed, processed, underwrote, closed and funded all transactions for the company.

The facility funded in excess of $49.5 Billion highly compliant one to four family conforming and non-conforming retail first and second mortgage loans (275,000+ transactions) in the five years from our inception in 2001 through 2007. The channel also was responsible for correspondent lending for over 300 small lenders throughout the US. (volume was in addition to the retail numbers stated)

The platform is also responsible for the underwriting and conditioning of wholesale mortgages submitted to the ABN AMRO Interfirst channel for approval. Wholesale volume accounts for approximately $4.6 billion per year in production- Not included in the volume noted above. (Approximately 1900 to 2100 loans per month) Additionally, the platform provided fulfillment for approximately 300 small financial institutions located throughout the country. These small banks had no expertise or ability to originate mortgage loans. (Financial Institutions Channel)

The operations facility consisted of as many as 625 clerical and professional employees and an additional 60 Jr. and Mid-level managers in a 220,000 square foot facility. Additional staff included as many as 240 full time temporaries in addition to the full time staff. (Staffing varied based upon the flow of mortgage applications into the center). Maximum total staffing exceeded 1,000.

My direct responsibilities included all operational areas of the platform. The areas under my direction included the processing, underwriting, title, closing, funding, post-closing and all associated support functionality. Supporting functions include the quality control, compliance, project management, customer service, client services, training, employee development, administrative areas, site oversight of IT and HR, etc.

My role included the development of all credit guidelines, negotiation with end investors, the direction of credit risk staff, the design of reporting designed to monitor all loans originated through the retail channel and implementation of Six Sigma reporting and processes. Additionally, I worked closely with the ABN Audit team as well as outside audits to assure the parent company of highly compliant end loans.

I managed all aspects of compliance and credit quality at the Sunrise site, was a senior member of the ABN AMRO Operating Committee tasked with overall corporate direction, senior member of Corporate Credit Committee, LOS Steering Committee, LOS Change Committee, Doc Management Steering Committee, Document Security Committee.
