During the course of my career as a Project Architect over the last 23 years, I have had a varied exposure to the complete spectrum of activities related to the construction industry, ranging from framing Design Guidelines & preliminary requirements of a Project to the Design Development & subsequent Construction stages. I have wide-spread experience of working on all aspects of construction industry with eminent international contractors and Architects. Last 10 years of my career have been spent with eminent Real Estate Developers in India, working on projects for their full life cycle (Initiation, Planning, Execution & Closure). Handing Over of Project and reviewing the As Built Drawings & other close-out deliverables. Achievements: I have delivered from end to end the Royal Residency (Group Housing and Commercial) 2.26 Million Sq.mt Plot Area, 4 Million Sq.mt. Built-up Omaxe Project, concept design done by Ar. Hafeez Contractor and taken completely in house by me later on for design development & execution. It was all done under my guidance and we saved a lot on soft cost and hard cost by directly controlling/appointing the Consultants. Execution methodology was modified. Under my guidance Architectural team had to work very aggressively to meet the planned targets. In EmaarMgf Land Ltd. A Signature Integrated Master Community Plan Development of 25 million Sq.mt Plot Area with Various Villas of Andalusian, Mediterranean and Spanish architecture, Group Housing -The Views & Commercial- Central Plaza. We tailor made the Villa Design keeping its concept the same and changing it as per market requirements. I served as Project architect for The Views Group Housing and coordinated with contractor Turner, Leighton. I am proficient in the use of various applications software package such as MS Office, AutoCAD, 3D Studio Max, Photoshop. I) OMAXE LTD (June 2012 too Present).

a) Royal Residency, Ludhiana (Group Housing, Commercial, Institutional, Recreational) The Royal Residency, Ludhiana was a Premium Segment Project with High Rise Residential Towers, Low Rise (Villas), Commercial, 2.26 Million Sq.mt Plot Area, 4 Million Sq.mt. GFA comprises of Retail, Hospitality, Residential and Educational components. Initially it was conceived by Acclaimed Architect and was taken In House for further Design Development. I under took the Complete Modification and started from scratch, write from Design Development Stage and completed the Project. Value engineering in Structure Design, Architecture Design, Selection of Materials & Procurement saved a lot in soft cost and hard cost.

b) Holiday Inn, New Chandigarh.

One of the world’s leading hotel companies IHG (InterContinental Hotels Group) and India’s leading premier real estate developer Omaxe, have signed an agreement for the new-build Holiday Inn New Chandigarh Sector 4B. Located within a 1,000- acre township known as Omaxe New Chandigarh, the 150-room hotel will be part of a mixed-use development which includes commercial, retail and residential establishments. My role was to conceptualise initial design themes, work out the distribution in mixed-use development which includes commercial, retail and residential, discussing across The IHG group and Management to arrive at Feasibility keeping the interest of Omaxe prime. After the agreement the Consultants were put on board to take it further to Design Development stage. c) India Trade Centre, Greater Noida.

The project comprised of Office Spaces and Serviced Apartments. Plot area 11.57 Hectare and GFA of 0.37 Million Sq.mt. My role started after the Design Development Stage was over, I took it across the Construction Phase and the project is in Finishing Stage.

Reviewing Construction Documents, coordinating between consultants, contractors, minimising the RFI time, resolving issues and taking decisions in the favour of smooth flow of construction, removing bottle neck and move as per schedule. I took conceptualisation of Mock-up of Service Apartments and was executed under me. d) Royal Arcade, Ludhiana.

Royal Arcade (Commercial) is part of Royal Residency campus with 0.7 Hectare Plot area, 0.12 Million Sq.mt of GFA, 3 Basement (Parking), LG -Shops, UG & FF (Anchors), SF & TF (Offices). My role started from in House Conceptualisation, Reviewing of GFC drgs, and guiding the project in the Construction stage. e) Integrated Township, Lucknow

A 4.4 million Sq.mt Plot Area, Integrated town ship with Plots for Group Housing, Commercial, Institutional Lucknow. I took over after the Master Planning and developed in House Three Group Housing project with in house Design, Structural & MEP team. Namely Residency-2 & 3, Waterscape with 0.9 Hectare Plot area each and GFA of 1.56 Million Sq.mt in each Group Housing.

I worked on Design Developments, Construction Documents, Approvals and the project is in execution stage and had reached G+13 stories.

II) EmaarMgf Land Limited (Feb 2007 to June 2012). Emaar Mgf Land Ltd is conglomerate between Emaar Properties (UAE) and MGF (India) my responsibilities include managing and delivering the design and project delivery. I worked on projects as the project architect. My responsibilities included interfacing with the client (Client, consultant design and progress meetings), co-ordination with MEP and structural engineers

(workshops and co-ordination meetings) and to head the production team. I was involved in this project from the concept design, scheme design, detailed design and through to the tender documentation stages. Construction stage and Handing over. Some of the projects I worked for are –

a) Integrated Master Plan Community Development

We tailor made the Villa Design keeping it conceptual the same and as per market changed requirements. I served as Project architects for The Views, Group Housing and coordinated with Contractor Turner, Leighton. b) Palm Hills, Gurgaon.

The project is Group Housing on Plot area of 1 Million Sq.mt plot area, GFA of 1.75 Million Sq.mt with 3 BHK & 2 BHK towers, 2 unit per core.

My role was of Project Architect. I started with Market Feasibility Study, Project Feasibility, Budget Estimate and approvals of the same with Management. External Service Providers were taken on Board. My role was to get the Tender Drawings, Detail Estimate, Tender Documents, BOQ from The Principal Architect Arcop. Reviewing the same and getting it in final shape as per Internal Stake Holder Suggestions. In Construction stage we reviewed the GFC and provided approvals for GFC and shop drgs. Quality Checks and Review of Construction was done to check the development as per drgs issued and specification laid. I continued for the full Project Cycle.

c) Emerald Hills, Gurgaon

Emerald Hills is Master Plan Development of 20 Million Sq. with Plotted Development, Built Villas, Commercial and Institutional Facilities. Initially 4 Million Sq.mt was taken up for development. I served as a Project Architect III) Uppal’s Housing Limited (March 2004 -Feb 2007) Uppal’s Housing Limited is a Real Estate Developer Group with Large Land back in NCR and developing Residential, Commercial, Institutional spaces.

My role as Senior Architect was to assist the Project Team as Project Architect interface between Consultant, Contactors and the Management. Managing and delivering the design, conducting review meetings. Seeking Statutory approvals and completion certificates from the authority, processing and approving consultant payments, Value Engineering. I worked on the following projects with Uppal’s -

a) Plumeria Group Housing, Greater Noida

Group Housing with 0.7 Million Sq.mt plot area and GFA of 1.2 Million Sq.mt. Three units per core and 720 Units. Architect: PSA Associates. International Architect: CPG Consultants Pte Limited, Singapore. b) Plumeria Group Housing, Lucknow.

Civil Consultants Are Eminent Architectural Consultants. My role as Architect was to Bid for the Project, Conceptualise the Project, prepare presentation drgs and seek client’s approval. Prepare Construction documents. Review the Development at site, and coordinate with service consultants, structural consultants, Contractors, Sub Contractors. Clarifying the technical queries raised by Contractors.
